I’ve been a resident of The Eugene for nearly seven years and have watched it go through several management transitions—unfortunately, not for the better.Responsiveness from management is lacking. For example, after experiencing theft in the amenity spaces, I was told I’d need a police subpoena to view security footage—hardly the level of service one expects from a “luxury rental.”Maintenance has become less reliable. Elevators break down frequently. The gym needs attention, with aging equipment and a Pilates reformer in the dedicated room that has needed repairs for a long time. Despite repeated requests, these issues go unaddressed, even though residents pay for these amenities.Security practices remain weak, with delivery personnel often coming and going without oversight. Cleanliness has declined, with unsanitary conditions in shared spaces and persistent smoking in stairwells.The front desk staff is also inconsistent. While some members are excellent and professional, service quality varies, and it seems there is yet another round of staff turnover underway—along with changes in the management team itself.Amenity policies have also been inflexible. When I first wrote this review a year ago, the rooftop terrace allowed only one guest per resident, making it difficult for families to use. It appears they may have changed it to two guests now—which is an improvement, but also shows how limited the policies were.As of May 1st this year, after weeks of great weather, the outdoor terrace lounge chairs still didn’t have cushions. It may seem minor, but it reflects a broader pattern of cutting corners on resident comfort, even as tenants pay premium rents.Finally, management’s replies to reviews like this often sound standard and polite but rarely address the real problems. In the year since I first shared these concerns, living here has only become more complicated instead of improving.The Eugene has tremendous potential thanks to its design and location. But the quality of living has declined, and it’s clear Brookfield is struggling to maintain the level of service residents expect and deserve.
