For example, after experiencing theft in the amenity spaces, I was told I’d need a police subpoena to view security footage—hardly the level of service one expects from a “luxury rental.”Maintenance has become less reliable. Elevators break down frequently. The gym needs attention, with aging equipment and a Pilates reformer in the dedicated room that has needed repairs for a long time. Despite repeated requests, these issues go unaddressed, even though residents pay for these amenities.Security practices remain weak, with delivery personnel often coming and going without oversight. Cleanliness has declined, with unsanitary conditions in shared spaces and persistent smoking in stairwells.The front desk staff is also inconsistent. While some members are excellent and professional, service quality varies, and it seems there is yet another round of staff turnover underway—along with changes in the management team itself.Amenity policies have also been inflexible. When I first wrote this review a year ago, the rooftop terrace allowed only one guest per resident, making it difficult for families to use. It appears they may have changed it to two guests now—which is an improvement, but also shows how limited the policies were.As of May 1st this year, after weeks of great weather, the outdoor terrace lounge chairs still didn’t have cushions. It may seem minor, but it reflects a broader pattern of cutting corners on resident comfort, even as tenants pay premium rents.Finally, management’s replies to reviews like this often sound standard and polite but rarely address the real problems. In the year since I first shared these concerns, living here has only become more complicated instead of improving.The Eugene has tremendous potential thanks to its design and location. But the quality of living has declined, and it’s clear Brookfield is struggling to maintain the level of service residents expect and deserve. I hope management genuinely listens and invests in meaningful improvements for everyone who calls this building home.
July 12 · Attila CsikiOne of the night shift doormen is an alcoholic who is often drunk on the clock. He assaulted me by asking for a hug then planting a kiss on me unexpectedly one evening. I could have easily complained and gotten him fired but chose not to. Fast forward several months, he overhears me telling a tenant how he assaulted me and completely loses it; became irate, raised his voice, screamed that I “wanted him.” To sexually assault a guest who chose to have mercy on your livelihood, verbally berate her, then claim she deserved and wanted said attack, is beyond reprehensible. I am also not sure why an alcoholic doorman would think any woman would want him but I digress. Just incredibly disgusting behavior and I regret not reporting him.
August 31 · B BI moved in 2019 and lived there for 6 years—a good building in general. I really liked the apartment, but learned that property management can turn a great structure into a not-so-great experience. Unfortunately, I had to leave due to an exorbitant increase in rent for a long-term tenant and a complete lack of willingness to work with me on longer terms or explore different options. They are corporate and do not care about resident tenure. If you do move into this building, be prepared for significant future rent increases, which may force you to vacate, as I did.To add to this, they are also unethical in returning your security deposit. They said my blinds didn't work (they did), charged a cleaning fee even though I had cleaned it, and they were cleaning it anyway for a new tenant, charged for a mail key I never had, and charged for flooring that had faded. The cheap flooring faded after 5 years, not due to any fault of my own. The sun comes into the building, and furniture was place. The only thing I could have done was not have any furniture in my apartment.I continue to indicate that you do not live here if you have any other options.

Edwin, Jimmie, Kai, Besnik, Ian, Phaedra and Justine never forget to stop to take a moment to hang out with our pup Watson on walks and they greet us with a smile to make sure we feel welcomed home.They are also amazing event hosts - we’ll never forget getting engaged on the roof!!There are too many great team members to name but truly everyone who has worked the front desk this past year is incredible.

The management team / staff are some of the friendliest and warmest people I have come across. Jamie, Bes, and everyone in the building creats the most welcoming environment - helping with any issue and always treating everyone with kindness. The building feels like a big family and all the residents are extremely friendly.
