The water got into the high voltage room which made all water, pipes and outlets high voltage which could electrocute you. They seemed to “fix it” but rumor is they patch it with minimal overview until it breaks again: It’s extremely unsafe. Individuals were expected to find a new spot to stay during the fixes and were not reimbursed. We still have to pay for rent/electric and lounge fees when we had no access. They do not respond to requests. Elevators are always down and people get stuck daily and the elevators have free-falled. This feels like a death trap!Lived here for 2 years and I’m appalled at the state of condition this building is in over the past few months.Please note the scaffolding has been up for 10!! years and will not come down. You pay $30/mo amenity fees for a gym that’s broken and a roof you cannot access. They lie to you saying it will come down but it does not.This place is insane.Also note (out of their control), the 50 floor holiday inn next door has turned into a migrant housing center and a homeless shelter opened up next door. Consider safety.
December 10 · Danielle SyseDo not under any circumstances move into this building. When we moved into this building, our broker assured us that these reviews were old issues that had been resolved. As a tenant who currently lives here, I can confirm that none of these issues have been resolved. Brokers are well aware of these issues, and are encouraging people to move into this building.Air Conditioning, Heat, and Electricity- The building has completely lost air conditioning, heat, and electricity on multiple occasions without concession.- This week 106 units have broken air conditioning with temperatures reaching 90 degrees inside the unit. There is no ETA for this issue to be resolved, regardless of management assuring us it has been fixed.- In the winter, the building lost heat and electricity multiple days, forcing residents to leave their apartments. In addition, elevators were broken forcing tenants to climb upwards of 20 flights of stairs to get to their unit.Water/Leaks- Units on the upper floors of this building have been experiencing ceiling and water leaks for 4+ months with no resolution.- Maintenance informed tenants on lower floors that there is a lose water pipe that shakes the bathroom upon use. They are unable to track down this pipe, but express its danger.Amenities:- Management and brokers have lied to tenants that the amenities are finished, just waiting for scaffolding to be picked up.- This has been told to tenants for 5+ years. These amenities are abandoned construction sites and will not be completed.- Despite this, tenants are forced to pay for usage each month.- The gym does not have AC and reaches upwards of 85 degrees, and has multiple dirty and broken machines that are a hazard.- The roof deck pictured in photos does not and will never exist.WiFi:- If you work from home, this building does not properly support your internet. Ever.Elevators/Safety- Each week, elevators in this building are out. When they work, elevators shake, get stuck, and free fall. You are only safe from this issue if you live on the first few floors. Still, you must climb the stairs where the well reaches 90 degrees.- The back door of this building is kept unlocked, providing access to anyone. The front reception has missed multiple people coming into this building unattended. Last year, there was an individual that needed to be removed from the building.Cigarette Smoke- Multiple floors experience severe cigarette smoke from tenants and maintenance employees who smoke inside the building.- During the winter, we even witnessed staff smoking cigarettes in hallways and stairwells.Please avoid this building, especially if you have children, pets, or are an older folk. Even for young professionals in this building, living conditions are inhabitable, especially as of late.

Questionably safe elevators, no water, heat or power for days when the weather was getting cold, with no compensation from the building, a gym with broken AC and 1/2 the machines are out of order. Don’t be fooled by the shiny lobby, pretty views and slick real estate brokers. This place is a nightmare, you’ve been warned.

Do yourself a favor and eliminate this building from your considerations due to safety and the lack of care provided by the owners.From most severe issues to least severe issues (see videos and photos too), see a few examples below.(1) In addition to the building having a water, gas and power outage for four days just before Thanksgiving, the building had a huge flood in the basement. Water levels for this flood rose to levels where it began potentially impacting high voltage electric equipment. When I spoke with Con Ed and NYFD who were on the scene to address issues, they mentioned they would not sleep in the building due to safety issues, chiefly electrically active water. For the four days of uninhabitability, the Managment team STILL has not responded to my requests to pro rate rent for four days. They instead threaten us with emails that we must continue to pay while they don't uphold their end of the rent agreement.(2) It's a good day here when the elevators all work, becasue they are constantly down. Multiple people have been stuck in the elevators for long periods of time (25-30 minutes), and we as tenants feel like it's only a matter of time before something BAD happens here with the elevators. The resident manager casually mentioned in passing that the flood also impacted the elevators, but owners refuse to pay for fixes apparently. We continue to have major elevator issues after the flood (see 1 above).(3) We are required to pay a monthly amenity fee for a gym that looks like it just endured a night of World War II bombings. How does a treadmill even get to look like this? There is plenty of equipment here, but more than half of it doesn't work / is about to be fully broken. The amenity fee also covers the roof, which looks nice in pictures but has literally been unusable for years.(4) It is very common to talk to another tenant about how poorly managed the building is to the point where I have heard multiple individuals successfully win litigation. Examples of this includes a tenant who did not receive heat for the Winter months and another tenant who paid market rates when the owner's made out with affordable income tax credits from the unit.(5) Have called the owner Moinian multiple times at 212-808-4000 to speak with a representative but they refuse to respond back. You literally can't talk to anyone about issues here where you are warranted some form of rent abatement.(6) Owners lack of care can be seen in the constant outage of heat in the lobby area. The concierge team - the only people here that do their jobs right - is forced to work at the front desk without heat at points in the winter. Its cruel treatment for employees who deserve normal working conditions.Broadly speaking, the building owner seems unwilling to make capital improvements to the building, which is in desperate need. Folks - avoid living here for your safety. Spend your time looking for a building that actually honors your rent agreement.
