As luck would have it, the building was also switching management companies, leaving just two people in charge of everything during the busiest season.Even with all that going on, the property manager, Nigel, was a lifesaver. He addressed all of my concerns, from my long list of questions to helping us fix the lease and even staying late to verify our deposit. He handled everything quickly, despite basically doing it all himself. I can't thank him enough. The world needs more property managers like Nigel!

I’ve lived here since August 2023 and—work allowing—plan to stay for at least another year.The amenities are excellent, particularly the private gym (open nearly 24/7), modern laundry facilities, and well-organized package room. The interiors feature premium appliances, high-quality finishes, and excellent noise insulation. The staff is all-around solid, including the friendly and effective front desk, thoughtful porters, and efficient, professional management.Scanning through some of the other reviews, I imagine many of the negative ones are simply some of my fellow residents getting their first taste of renting in a big city. I can certainly understand that. Nonetheless, I don’t believe any of these frustrations are unique to The Olivia. If anything, I believe management and staff have done an exceptional job handling issues like elevator maintenance and renovations with clear, concise communication and timely remediations.And I’d be remiss if I didn’t mention the amazing view—see the attached photo for a particularly beautiful sunrise. I’ve also included one from my move-in to demonstrate the room’s size and quality.
December 18 · Matt HagyEdited from a 4 starts to a 1 star after response: It's not just the street noise, it's that we hear loud music all the time and there's no way to submit a noise complaint. We tried. It's 9pm on a Wednesday and it's so ridiculously loud. It's party-level loud. This has been going on for months and there's no way to fix it. I feel like the building staff is minimizing this problem.Everyone who works at the building is amazing - the doormen, maintenance, etc.The one thing is that though the apartment is pretty, but it’s not soundproof at all. I’m on a floor above 25, and a friend even said the noise levels are comparable to her experience living on the 3rd floor of a regular building in NoMad. I can clearly hear street noise and loud Mexican music from a nearby rooftop restaurant. It’s noticeably loud—enough to cause headaches—and several people have commented on it during my work calls. I’ve ended up working from a coworking space on floor 36 because of it.I don’t hear any noise on floor 36, but I’d assume floors 30 and below are quite loud.

The amenity spaces are beautifully maintained, and the overall condition of the building is excellent. Although it was built around 2000, the finishes feel fresh and modern throughout.The apartments are priced comparably to some in DC, though as expected, they offer less space. That said, the quality and care put into this property help bridge that gap.A special shoutout to Julio, the leasing agent, who was incredibly accommodating from the start. His flexibility, knowledge of the building, and professionalism stood out. As someone who also works in property management, I can confidently say The Olivia is a well-run, high-quality community that deserves high marks.

Many times in the night there isn’t hot water or even any water at all. I hope you like waiting for elevators.
