Choosing an apartment building in New York City is a deeply personal decision, and Mantena Apartments presents a mixed picture that prospective tenants should consider carefully. The building's amenities and prime location are undeniably attractive. The presence of an in-unit washer and dryer, a fitness center, and a pet-friendly policy are major advantages that cater to a modern urban lifestyle. Additionally, positive reviews highlight the exceptional service provided by specific staff members, such as Jose at the front desk, who contribute to a welcoming and supportive environment. This human element is a significant factor in making a large building feel like a home. The building’s high-end finishes and design also make it a visually appealing and comfortable place to live.
However, it is crucial to balance these positive points with the concerns raised in a detailed customer review. The review points to several key issues: disruptive construction noise that made the apartment "virtually unlivable" for months, management's handling of a significant rent increase, and a frustrating move-out process involving charges for "water stains on glass" and painting that may be considered normal wear and tear under NYC law. New York City tenants have rights regarding construction noise and "normal wear and tear." For instance, according to NYC.gov, landlords must paint apartments every three years, and things like minor scuffs and worn paint are generally considered normal wear and tear. A landlord cannot legally charge for this. These experiences suggest that while the building offers attractive features, the management's policies and tenant relations may be challenging. The claim that the company relisted the unit at a lower price than what was offered to a renewing tenant, and that positive reviews are solicited in exchange for services, raises questions about the transparency and fairness of their business practices. For a prospective tenant, it is important to be aware of these potential pitfalls, to read all lease agreements and fine print carefully, and to ask specific questions about renewal policies, construction mitigation, and move-out fees before committing. The decision to choose Mantena should be made with a full understanding of both its appealing luxury features and its potential for a frustrating resident experience, as described by some.

★ 5★ 4★ 3★ 2★ 1Frustrating and Disappointing Experience. Proceed with Caution ‼️‼️‼️Living at this property was an extremely disappointing experience. We endured months of disruptive construction noise across the street, every morning beginning at 6:00 AM and continuing until 6:00 PM, making the apartment virtually unlivable. Despite repeated concerns, management took no steps to mitigate the issue.Following this, we were surprised to receive a 10% rent increase after the first year, despite the ongoing construction noise. When we declined to renew at that rate, management showed little concern and quickly relisted the unit at a lower price than what they had offered us. This shows that they use this strategy of testing whether tenants are willing to pay more, rather than setting fair market rates upfront. At move-out, after passing their inspection and returning the unit in the same condition we received it, we were still charged $300 for “water stains on glass.” We were told this charge would be applied unless we used their in-house cleaning service, regardless of the apartment’s condition, a policy that feels more like an upcharge tactic than a genuine concern for cleanliness.Additionally, we were charged for painting, despite these being clearly normal wear and tear. They also claimed the fridge had a bad odor, even though it smelled the same when we moved in. In fact, we paid out-of-pocket for professional cleaning before moving into Mentena because the apartment we inherited was in poor, unsanitary condition. What we returned was objectively cleaner than what we received.Kenneth S., the leasing consultant, was unhelpful throughout the move out process and was determined to charge every tenant that cleaning fee. Additionally, it’s worth noting that many of the overly positive reviews seem to be solicited by staff members in exchange for maintenance or support, which raises questions about their authenticity.Overall, this property appears to prioritize profit over tenant experience. If you’re considering moving here, proceed with caution and read the fine print carefully
July 11 · CCI had the pleasure of staying at Mantena at a friend’s place, and one of the highlights of my experience was the exceptional service provided by Jose at the front desk. From the moment I arrived, Jose was warm, welcoming, and incredibly accommodating. He consistently went out of his way to make sure I felt comfortable and had everything I needed.Whether it was assisting with packages, offering directions, or simply greeting me with a smile every day, Jose brought a personal touch that made my stay feel truly special. His professionalism and genuine care for residents and guests alike is unmatched. Jose exemplifies what outstanding concierge service should be — attentive, friendly, and always ready to help.Mantena is lucky to have him, and any guest is in great hands with Jose at the helm. Thank you for making my time here so smooth and enjoyable!
May 06 · James EdwardsI moved into Mantena a month ago, and could not be happier with my choice! It is the perfect location; close to everything I need, yet far enough away from midtown crowds. Super convenient to most subway lines, as well as west side highway. The amenities of the building are great, especially loving (and taking advantage of) the roof deck! Leading up to my move, Kenneth was super helpful and responsive, answering any questions that I had. Jesse and Nesly walked my apartment with me when I moved in. I pointed out two minor things to do with the sliding closet door during my walkthrough, and Nesly made sure they were taken care of in a within a matter of days. The Concierge team: Jose, Papa, and Heaven are friendly and attentive. If I have a package, they have it ready for me at the desk when they see me walk in the front door. I'm so happy with my decision to move to Mantena, and I am very appreciative of how easy the team there has made this move for me!
July 24 · Sean DohertyThe apartment is always clean and well-maintained. The cleaning staff are super friendly, and everyone here is so kind. Nesly is always warm, witty, and gives his best every day—thank you! Heaven is also so sweet. Really appreciate you both! It’s a bit of a shame that the kids’ playroom is small, but it’s still nice to have one.
April 17 · IreneThe apartment is great and I’ve enjoyed living here. It’s pretty quiet despite being in NYC and relatively close to a busy highway. The staff here are friendly and attentive. Nesley, our super, is responsive and does a great job of ensuring that everything is working as it should.
