As part of the larger Greenpoint Landing master-planned development by Brookfield Properties and Park Tower Group, it offers residents a unique blend of modern design, world-class amenities, and breathtaking views of the East River and the iconic Manhattan skyline. The building's design, with its unique serrated facade and floor-to-ceiling windows, was intentionally crafted by Handel Architects to maximize these views, with 90% of residences offering a stunning perspective of the city and water. It's more than just a place to live; it's a community designed for a sophisticated urban lifestyle, where thoughtful design and timeless craftsmanship meet a vibrant neighborhood.
The building operates as its own apartment rental agency, handling all leasing directly and providing a full suite of onsite services. The residences themselves are a testament to luxury living, with spacious layouts, high ceilings, and top-of-the-line appliances. Every home is equipped with stainless steel appliances and in-unit Bosch washer and dryers, which are significant conveniences for New York residents. Select units also feature private terraces and walk-in closets, adding to the feeling of an elevated living experience.
Living at One Blue Slip means becoming part of the dynamic Greenpoint neighborhood. This area is known for its blend of historic charm and contemporary energy, with a thriving arts scene, local shops, and some of the finest restaurants and bars in Brooklyn. The waterfront location is a major highlight, with revitalized parks and public spaces that provide a serene retreat from the city's bustle. The building's residents have direct access to these green spaces and the Greenpoint Ferry Terminal, which provides a scenic and convenient commute to Manhattan. While some reviews mention maintenance issues and management communication challenges, it is worth noting that many residents praise the on-site staff, including the doormen and porters, for their hard work and dedication.
For those considering a move, it's important to understand the full picture, including both the promised luxury and the realities of living in a new construction building. The amenities and design are widely praised, as are the friendly door staff. However, some residents have reported ongoing issues with building systems, such as hot water and air conditioning, and a lack of proactive communication from management. While systems breaking down can be normal in any building, the handling of these issues is a key point for consideration, as highlighted in the provided reviews. These firsthand accounts offer a valuable perspective on what to expect, and show that while the building offers a beautiful physical space, a resident's experience is also heavily influenced by management responsiveness.

★ 5★ 4★ 3★ 2★ 1Caroline was very patient and helpful over the past few months, showing me various units until I finally found my dream apartment. The entire process from touring to moving in was smooth. I’m so happy with my new place, and this is the view I get to enjoy now!
July 10 · Marjan EsmaeiliAbsolute joke of a management company. Love the doormen and porters, they bust their tails for residents… but building management is the most incompetent I’ve ever encountered. There are some units that have no hot water on a regular basis (once or twice a week now) and after 3 years living here, it is still an issue. Imagine coming home from work or a workout and you have no hot water., regularly. Stuff happens, I get it. But 3 years of this nonsense. No long term plan, no communication to residents. We literally have no hot water at least 3-4 days a month now and their long term fix has been resetting the boilers and telling us to wait a few hours. Tried calling 311 but they come out days later once water is back on. The entire building lost AC on Easter weekend and went a full day without communication from the building. The bar is very, very low here. If you’re considering renting an apartment here, you can’t say you haven’t been warned.UPDATE as of 8/11/25 - hot water was finally fixed a couple months ago. NOW the issue is a failing AC unit due to improperly managed water tower that supplies AC (tower was not serviced or cleaned for more than 2 years resulting in buildup that is clogging the AC units). They’ve had an outside company come 4 times now to flush our unit which fixes it, only to fail again due to sediment in the lines all the way up to the water tower. We cannot reset it to clear the code, when it stops working it ONLY gets fixed when the 3rd party company flushes the system. Last time they sent a staff maintenance person who said he could flush it but the flush did not happen, he went in and reset something else. Lo and behold here we are 4 days later with the same issue (we’ve had to reset it 6 times this past weekend).OH AND OUR POWER BILL IS OVER $700 DUE TO THIS ISSUE. Management knows, says they’ll follow up… and don’t.Seriously if you are contemplating living here, you are signing up with the most apathetic management team in Brooklyn. Your experience will be worse than you think. Systems break, that’s normal. What’s not normal is having people who have no clue what they’re doing as service technicians. Staff cannot fix the AC problem, it must be done by licensed HVAC tech. If I could leave negative star reviews I would.
August 11 · dpilotNYCWhile the concierge team is AMAZING and I can’t thank them enough, this building lacks maintenance. When we moved in 2 years ago everything was pristine. Not anymore. The photos speak for themselves. They have even stopped paying for the Peloton subscription even though they were included in our amenities package. There was a beautiful book collection for kids in the playroom that was removed over 6 months ago with the promise of being replaced. It never happened. The frustrating issue is that the office team doesn’t respond or address these things seriously. Curtains are broken. Doors are broken. The main entrance door used to be automatic. Not any more. Office staff does not even care about the fact that the kids climber needs maintenance with screws coming off.
October 31 · Carmen FerreyraI’m having such an amazing experience with Joe Virella as the gallery manager at One Bell Slip and as managing my requests in general. He is handling each request with such positive, friendliness approach. He provides help and solutions easily. I feel very comfortable to approach him with my situations. I know I can count on Joe. He makes my day worry free.Thank you Joe for being part of the management, greeting me with a smile and always ready to help.Elli RomeOne Blue Slip #7J
May 14 · Elli RomeConstant HVAC and water issues every month, yet Brookfield Properties has never offered any concessions or rent discounts to the tenants. For Easter weekend the entire building had no air conditioning for 3 days and the building had zero communication with tenants all weekend. They also charge $100 a month for 4th floor amenities, yet keep the AC off so the 4th floor is always 80 degrees and unusable. Leasing management is horrible and doesn't answer emails. Building is relatively new but looks run down in a lot of areas and isn't well maintained for a luxury building. Door men are great.
