I DO NOT recommend renting from M&M Properties/Stay Local NYC.Dishonest company that made up a bogus charge without proof and overcharged me to keep part of my security deposit. I also had to hound them to get what was left of my deposit back. They promised within 30 days; it took them 40 after multiple communications.They also charge an extra $250 on top of rent for “utilities,” which include $100 of electricity and wifi ($70 tops). So there’s $80 that they’re just taking from you for nothing (heat and hot water are included in rent in all old buildings). Add another $100 for cleaning, PLUS they may charge you, like they did to me, ANOTHER $150 for “extra dirty apt” without any proof.The apartments themselves may look good in pictures, but are actually quite dumpy, despite commanding luxury prices. Most are in very old buildings that have all sorts of issues.My apartment (which is now listed for $3700/month+utilities):- Terrible water pressure (had to buy my own showerhead to slightly improve it)- Very dry (had to buy TWO humidifiers to combat this)- Building had a roach infestation. Woman in charge of building knocked on my door asking if I wanted exterminator to check out my apt, dead roaches in hallway, etc.- Kitchen’s range was a tiny electronic one and so weak it couldn’t cook anything- No insulation, so outside noise was very loud- Elevator was broken first few days I was there. After it was fixed, extremely slow and jolting (OLD building)- Bathroom smelled like smoke whenever light/vent was turned onI will never rent from this company again. There are much, much better options out there.

When I moved in I sent an exhaustive list of things wrong with the property, one of which including a BULLET HOLE through my front window. The owner's response to this? Ok. That's it. Not a I will send someone to fix it. He just said ok. Since then my air conditioner had a blower motor break and they refuse to respond regarding getting it fixed. My basement also floods and they will not do anything about it. And they have the nerve to tell me I didn't pay my rent when I sent them receipts of me paying it on venmo, which is their only available method to pay rent, another reason they are extremely unprofessional. Avoid them at all costs. This is the worst property management company I have ever come across. These people should be in jail.
