From the moment you begin your search to the final lease or purchase agreement, a great real estate agency should be a partner you can trust. This guide aims to shed light on GB Properties from the perspective of a local user, covering everything from their specific services to their accessibility and overall offerings.
GB Properties is a real estate agency with a specialization in apartment rentals and property management, serving the diverse communities of New York City. They are positioned as a resource for individuals and families seeking housing solutions, particularly in the rental market. The agency's services extend beyond simple listings, often involving the management of new construction projects and real estate investments. Their business model appears to be centered on connecting prospective tenants with available properties and handling the administrative processes that follow. The company is situated in a key location within Brooklyn, making it a central point for those navigating the borough's housing market. While they focus heavily on rentals, their portfolio also includes other real estate services, aiming to provide a comprehensive solution for clients with varied needs.
The New York real estate market is notoriously competitive and complex. For many, a real estate agency is the first point of contact when looking for a place to live. GB Properties operates within this environment, offering listings that cater to a wide range of budgets and preferences. Their work involves liaising between property owners and renters, managing the intricacies of leases, and handling security deposits. A key aspect of their business is the handling of various fees, including application fees and security deposits, which are standard components of the rental process in New York. They are known for their presence in neighborhoods like Bushwick, a popular area for renters. Understanding their role and how they operate is essential for anyone considering their services. The agency is positioned to assist with the entire lifecycle of a rental agreement, from initial viewing to move-out procedures.
Located at 1059 Fulton St, Brooklyn, NY 11238, USA, GB Properties' office is in a very accessible part of Brooklyn. The Fulton Street address places it in a high-traffic area, easily reachable by public transportation. The location is convenient for New Yorkers who rely on the city’s extensive subway and bus networks. The proximity to various transit options makes it easy for clients to visit the office for appointments, to pick up or drop off documents, or to meet with agents. This central location in Brooklyn is strategic, as the borough is a major hub for both residential and commercial real estate activity. For those traveling by car, the agency notes that paid street parking is available, which is a practical consideration in a densely populated urban area where parking can be a challenge. This accessibility is a significant benefit for local clients who need to conduct business in person. The surrounding area is bustling with various businesses and amenities, adding to the convenience of the location.
The office's placement on Fulton Street is particularly notable. Fulton Street is a major artery in Brooklyn, connecting several neighborhoods and providing easy access to different parts of the borough. For residents of Bushwick, Clinton Hill, or other nearby areas, the office is just a short trip away. This geographical advantage allows GB Properties to serve a broad client base without requiring them to travel long distances. The availability of paid street parking, while a minor point, is a crucial detail for clients who prefer to drive. In a city where parking is often scarce and expensive, having this option simplifies the process of visiting the agency. The location itself reflects the agency's focus on the local market and its commitment to being physically present and available to the community it serves. It underscores their role as a local business deeply integrated into the fabric of Brooklyn.
GB Properties provides a range of services designed to meet the diverse needs of the New York real estate market. Their offerings are primarily focused on the rental sector but also include other key areas of real estate.
- Apartment Rental Agency: The core of GB Properties' business is serving as an apartment rental agency. They connect prospective tenants with available rental units, guiding them through the application, screening, and leasing processes. This includes handling all the necessary paperwork and managing communication between landlords and tenants.
- New Construction: They are involved in the new construction market, representing properties that are brand new or recently renovated. This service is valuable for clients looking for modern apartments with updated amenities and a fresh living experience. It also involves coordinating with developers and being the first point of contact for new units on the market.
- Real Estate: Beyond rentals, the agency also deals with broader real estate transactions. This can include residential sales and purchases, although their main emphasis appears to be on the rental side. This service positions them as a full-service real estate partner for clients who may eventually transition from renting to owning.
- Real Estate Investments: GB Properties also assists clients with real estate investments. They provide expertise on investment opportunities, helping individuals or groups acquire properties for rental income or long-term appreciation. This service caters to a different segment of the market, focusing on financial strategy and portfolio growth.
- Rental Properties: This service is a natural extension of their rental agency work. They manage a portfolio of rental properties, handling everything from tenant placement to ongoing maintenance requests and rent collection. This is a crucial service for property owners who need professional assistance in managing their assets.
The operations of GB Properties are characterized by several key features and highlights that define their approach to the real estate market.
- Specialization in Rentals: While they offer a wide range of services, their primary strength and focus appear to be in the rental market. This specialization allows them to have in-depth knowledge of rental trends, legal requirements, and tenant needs in the New York area. They are positioned as experts in this specific niche.
- Local Brooklyn Presence: Being physically located in Brooklyn gives them a distinct advantage. They have firsthand knowledge of the borough's neighborhoods, communities, and property values. This local expertise is invaluable for clients who want to find a home in a specific area and need an agent who understands the nuances of the local market.
- Handling of New Construction: Their involvement in new construction projects is a key highlight. This means they often have access to modern, high-quality units before they become widely available, offering a unique opportunity to clients who are looking for the latest in urban living. This provides a fresh inventory of listings.
- Real Estate Investment Guidance: The agency's service in real estate investments is a notable feature. They don't just help people find a place to live; they also help them build wealth through property. This dual focus on residential living and financial investment sets them apart from agencies that only deal with rentals or sales.

★ 5★ 4★ 3★ 2★ 1In my opinion, they are absolute criminals. DO NOT rent from this company. They did not give me a key to the apartment for the first week of living there. The apartment was "brand new" and we would be the first people to live in it since renovation. My roommates and I found the apartment in complete disarray. After having a verbal altercation over the phone so that they could repair the damages and get keys, they grudgingly agreed to do so.The real problem has been since i have moved out. My roommates and I left the apartment in better condition than we had received it. They gave us contradicting and outright invalid reasons for withholding our entire deposit. We had to take them to court, won, and are still fighting to receive our rightfully owed money. They have even stooped to saying they would pay to delay the process and then writing bad checks.Absolute criminals
December 08 · Eric BlatzI would give zero if I could. Last month, I paid the $500 deposit and $75 credit checking fee for a Bushwick apartment. It wasn't their exclusive listing, so right before my intended move in date, they told me another company already rented the room. They agreed to refund me the $500 (of course), but the $75 is nonrefundable. I called to ask if the check was ready and was told yes. However, when I came the following day, they said the check hadn't been signed, and the manager was on vacation. Then I requested to have it mailed, but it was never mailed because "there're so many refunds at the moment." I had to come there to get the check after three attempts. This is not the end. They did a hard inquiry, which lowered my credit score. Basically, I paid them $75 to have my credit score lowered. Now I understand their business model. They can hardly secure an apartment for anyone, so they make money from the $75 credit checking fee. Mind you, it's a hard inquiry that lowers your score. They get the money, and you get screwed. This is basically a scam that is legal simply because of loopholes in the real estate and credit system. Run away the moment you know the listing is from GB properties.
October 24 · Hien LeWaited WEEKS to know whether or not I'd get the apartment i put a deposit on. Every day it was something different: you need a guarantor, you dont need a guarantor, just waiting on your roommates paperwork, just one more paper, one more day, one more day, wait wait and wait more. The first day of the expected rental period started and i was still without a place to live! I was told to wait because they would get me a temp room while they waited for a decision on my apartment, of course no temp room was provided and i slept in my car. Three days into the rental period, no place to live, and then I was told after all that i wasnt even going to be approved! I demanded my $500 deposit back only to be told that a simple check wouldnt be ready for ONE WEEK. Got it back within 3 days because I told them that was unacceptable. Incompetent, inconsiderate, terrible company. I never spoke directly to anyone in the office because they dont answer their phones. I worked primarily with a liaison who worked for them, and he was very kind, but other than that, this was a terrible, time-consuming fruitless waste of money and energy. Do not do business with these people.
November 06 · Roya J RodieckHad a similar experience with GB that everyone here seems to have had.Dominic the agent showed me a room and asked me to put money down on it to take it off the market(illegal).I was told there was some mistake and that room was taken off the market and stuck into another room. The room they showed me was ultra-crappy and not worth the price (yes even for NYC). There wasn't even a closet or any windows and they wanted $800/mth. They held my deposit practically for ransom. I had to yell and threaten a lawsuit just to get it back. These people are not only incompetent, but they're crooks, cheats, and scam artists. Stay away. It's only a matter of time before they get shut down. Their previous name was "Apple G", check out those reviews too.
September 11 · roger sandersAbsolutely horrid people to work with. Thought they could take advantage of me and my roommate (probably) because we are young. However, I am not one to be fu***d over. Broke their own messed up lease (which by the way, puts tenants at fault for any and every thing). Landlord and GB Properties think they have the upper hand and are just clueless bullies. Do not trust them...though you can outsmart them. They do a lot of shady sh** so it was easy to call them out on it. Terrible at responding and communication unless they want something. We had incorrectly installed appliances and electric, rooms not built, rats, water damage, and inoperative restrooms/plumbing issues. Not to mention so much more. AVOID. AT. ALL. COSTS.
