3.0
I regret moving to 15 Cliff. As you will see for a multitude of reasons, this building is not up to standards of a typical "Brookfield" building, and they blatantly break New York State Law.Upon moving in, I was met with a host of issues, some of which were fixed, some of which weren't:1. Random dangerous wires sitting out in the closet2. The dishwasher was totally disconnected and would dangerously fall out3. The washer / dryer worked terribly. The washer smelled like bad B.O. and the dryer would take 3 hours (!!) to dry a small load of laundry.4. The original fridge was completely broken when moving in. The one they replaced it with was full of rust.5. I can go on and on, read the other issues tenants have posted here...That's not the worst part. The real issue is that when I decided to move out early before the lease end date, they wanted to charge me $10k to break the lease. However, when moving out, they increased the rent for the unit by $680/month!How can it be legal to charge an early termination fee, then immediately jack the rent up for the unit. Isn't that double dipping and egregiously attempting to profit in two ways by me moving out early?Turns out, it's illegal! NYRPL 227-e states, "if a tenant vacates a premises in violation of the terms of the lease, the landlord shall, in good faith and according to the landlord's resources and abilities, take reasonable action to rent the premises at fair market value or at the rate agreed to at the term of the tenancy, whichever is lower."When informed that Brookfield broke NY State Law, they responded "let me look into this with my team and get back to you.."Well, they never got back to me, and instead, I am now being harassed by a debt collector trying to get me to pay the $10k amount (which is illegal).I don't know if it's blatant incompetence, or if Brookfield hopes that I wouldn't know the law, but please take this post as a caution and think twice before moving here. - Zain K.

15 Cliff Apartments Introduce

In the highly competitive and often overwhelming New York City real estate market, finding a new home requires more than just scrolling through listings; it demands a deep understanding of what a building truly offers beyond its glossy photos. 15 Cliff Apartments, a residential building in the heart of the Financial District, is a prominent name that often comes up in conversations about downtown living. As both an apartment building and a rental agency for its own units, it presents itself as a modern and convenient option for New Yorkers seeking a sophisticated urban lifestyle. Managed by a well-known company, the property aims to provide a high-end experience with a suite of amenities and professional services. However, as is the case with many large-scale properties in New York, the full story of living at 15 Cliff is multifaceted, with residents' experiences painting a complex picture. While the building's marketing highlights its location and features, prospective renters often turn to personal accounts to get a more realistic view of what daily life is like. These reviews offer a blend of positive feedback about the staff and certain amenities, juxtaposed with serious criticisms regarding unit quality, maintenance, and management practices. For anyone considering a move here, understanding this complete picture is essential for making an informed decision that goes beyond the promotional material and gets to the heart of the living experience.

The daily reality of life at 15 Cliff, according to multiple tenant reviews, is a mixed bag. On one hand, many residents praise the on-site staff. Specific mentions of individuals like Andrea in the Management Office and Julio, the Super, highlight a sense of attentiveness and professionalism from the on-the-ground team, who are described as "exceptional." These positive interactions suggest that the building's day-to-day operations, from front-desk service to minor maintenance fixes, are handled well. One resident even noted that previous elevator issues seem to have been resolved, with elevators only temporarily out of service during off-peak hours. This is a significant point, as many older reviews mention chronic elevator problems, suggesting that the management may have addressed this issue. However, a starkly different narrative emerges from other long-term residents and those who have had more serious issues. Complaints detail a litany of problems upon moving in, including dangerous exposed wires, a broken dishwasher, a malfunctioning washer/dryer, and a rusted replacement refrigerator. These accounts suggest that while the public-facing staff may be excellent, the quality control of the units themselves and the speed of resolving major maintenance issues may be a point of concern. Furthermore, a very serious issue has been raised regarding the building's handling of an early lease termination, with a tenant alleging that Brookfield charged an illegal termination fee while simultaneously increasing the rent for the same unit. This raises questions about the management's adherence to New York State law and its responsiveness when challenged, as the tenant reported being harassed by a debt collector after management failed to follow up. This kind of experience, if true, suggests a significant gap between the on-site staff's attentiveness and the behind-the-scenes actions of the management company, making it a critical point of consideration for any potential renter.

15 Cliff Apartments boasts a prime location at 15 Cliff St, New York, NY 10038, USA. This address places it squarely in the Financial District, a neighborhood that has transformed from a 9-to-5 corporate hub into a vibrant and desirable residential area. The building is incredibly well-connected, with a near-perfect transit score that makes commuting and exploring the city a breeze. It is just a short walk from major subway stations, including the 2, 3, 4, 5, A, C, J, and Z lines, which provide rapid access to nearly every corner of Manhattan and other boroughs. For those who enjoy an active lifestyle, the location is a "walker's paradise" and "very bikeable," with easy access to the East River waterfront, South Street Seaport, and Brookfield Place. The neighborhood offers a wide range of amenities, from world-class restaurants and high-end shopping to cultural landmarks and beautiful outdoor spaces. For a modern, urban lifestyle, this location provides the perfect blend of convenience, excitement, and a sense of community. The building's commitment to accessibility is a notable highlight, as it features both a wheelchair-accessible entrance and a wheelchair-accessible parking lot. This ensures that the building is inclusive and accommodating to a diverse range of residents, which is an important consideration in a modern city like New York. The surrounding area is dynamic, offering everything from quiet cobblestone streets to bustling commercial avenues, providing residents with a unique and varied urban experience just steps from their front door. It is a location that truly embodies the best of downtown living, with all the essential services and entertainment options a New Yorker could want at their fingertips.

The strategic positioning of 15 Cliff Apartments allows residents to take full advantage of both the neighborhood's business-centric past and its residential future. During the work week, the area is alive with professionals, while on weekends, it transforms into a more relaxed, community-oriented space. This duality is a key aspect of living in the Financial District. Proximity to major landmarks like One World Trade Center and the 9/11 Memorial and Museum, as well as the bustling shops and restaurants at Brookfield Place and the Oculus, means there is always something to see and do. The building's accessibility features, including the wheelchair-accessible entrance and parking, are a testament to its modern design and a thoughtful consideration for residents with diverse needs. However, it's worth noting that while the location is a significant plus, the reported operational issues within the building itself, such as elevator malfunctions (even if they have improved, as one review suggests) and maintenance delays, could detract from the overall convenience of living in such a well-connected area. The ease of getting around the city is a major benefit, but if getting around within your own building is a challenge, it can become a source of daily frustration. Therefore, while the location is undoubtedly a huge selling point, it must be weighed against the reported quality of the living experience within the building itself. For many, a prime address is only as good as the home it provides, and the reviews from tenants at 15 Cliff suggest that this is a critical point of balance to consider.

15 Cliff Apartments offers a range of services and amenities designed to create a high-end living experience. The building focuses on providing convenience and a sense of community for its residents. The service portfolio includes:

  • On-Site Management: A dedicated management team is on-site to assist with tenant needs and ensure the smooth operation of the building.
  • 24-Hour Attended Lobby: Providing security and assistance for residents around the clock.
  • On-Site Services: Offering on-site services, including a property management office and live-in super.

The features and highlights of 15 Cliff Apartments are what are intended to make it a premier residential option in downtown Manhattan. These amenities are designed to provide both comfort and luxury for residents. Key features include:

  • Wheelchair Accessible Entrance and Parking Lot: A crucial feature that ensures accessibility and inclusivity for all residents and guests.
  • On-Site Fitness Center: A fully equipped gym for residents' health and wellness needs.
  • Rooftop Deck: A landscaped rooftop deck with stunning views of the city, complete with grills and a fire pit for social gatherings and relaxation.
  • Pet-Friendly Policy: The building allows dogs, a significant benefit for pet owners.
  • Spacious Layouts and Modern Finishes: The units themselves are designed with open layouts and high-end finishes.

For those interested in exploring a potential rental at 15 Cliff Apartments, the contact information is readily available. The building's address is 15 Cliff St, New York, NY 10038, USA. To get in touch with the rental agency or management team, you can call them at (332) 286-3029. This information provides a direct line for inquiries about unit availability, pricing, and scheduling a tour. It's a clear and professional way for prospective tenants to initiate the rental process. Given the mixed reviews about responsiveness from management, it would be prudent for potential renters to communicate their concerns and questions clearly from the start, ensuring they have a paper trail and a clear understanding of the terms and conditions of their lease. The availability of on-site services and a dedicated office for inquiries can be a significant advantage, providing a tangible point of contact for all questions and concerns throughout the rental process. This allows potential residents to get a feel for the professionalism and responsiveness of the team before making a commitment.

What makes 15 Cliff Apartments worth choosing? The answer is a blend of its desirable location and its luxury-level amenities. Its prime address in the Financial District offers unparalleled access to transportation, dining, and culture, making it an ideal choice for anyone who wants to be at the heart of New York City. The building’s amenities, such as the rooftop deck, fitness center, and on-site services, are significant draws that contribute to a comfortable and convenient lifestyle. The wheelchair-accessible entrance and parking are also important highlights that demonstrate a modern and inclusive approach to residential living. However, it is imperative for potential renters to consider the serious issues raised by past tenants, particularly concerning management's practices and the quality of maintenance within the units. The reported discrepancy between the helpfulness of the on-site staff and the alleged unresponsiveness and questionable actions of the management company is a major factor to weigh. While one recent review suggests that long-standing elevator problems may have been resolved, other issues, such as the quality of in-unit appliances and the high cost of a lease break, are a cause for concern. For a prospective tenant who values a prestigious address and luxury amenities, 15 Cliff Apartments may seem like a perfect fit, but a thorough investigation and a clear understanding of the potential risks are essential before signing a lease. The decision to move here should be based on a balanced view of both the building's strengths and its reported weaknesses, ensuring that the living experience aligns with expectations.
