As you will see for a multitude of reasons, this building is not up to standards of a typical "Brookfield" building, and they blatantly break New York State Law.Upon moving in, I was met with a host of issues, some of which were fixed, some of which weren't:1. Random dangerous wires sitting out in the closet2. The dishwasher was totally disconnected and would dangerously fall out3. The washer / dryer worked terribly. The washer smelled like bad B.O. and the dryer would take 3 hours (!!) to dry a small load of laundry.4. The original fridge was completely broken when moving in. The one they replaced it with was full of rust.5. I can go on and on, read the other issues tenants have posted here...That's not the worst part. The real issue is that when I decided to move out early before the lease end date, they wanted to charge me $10k to break the lease.However, when moving out, they increased the rent for the unit by $680/month!How can it be legal to charge an early termination fee, then immediately jack the rent up for the unit. Isn't that double dipping and egregiously attempting to profit in two ways by me moving out early?Turns out, it's illegal! NYRPL 227-e states, "if a tenant vacates a premises in violation of the terms of the lease, the landlord shall, in good faith and according to the landlord's resources and abilities, take reasonable action to rent the premises at fair market value or at the rate agreed to at the term of the tenancy, whichever is lower."When informed that Brookfield broke NY State Law, they responded "let me look into this with my team and get back to you.."Well, they never got back to me, and instead, I am now being harassed by a debt collector trying to get me to pay the $10k amount (which is illegal).I don't know if it's blatant incompetence, or if Brookfield hopes that I wouldn't know the law, but please take this post as a caution and think twice before moving here.

The entire staff, from Andrea in the Management Office to Julio, the Super, has been exceptional-always attentive and ensuring everything runs smoothly. While past reviews mentioned elevator issues, I can confidently say those have been resolved. Elevators are now only temporarily out of service during off-peak hours (midnight, etc.), so it’s no longer a concern. I definitely recommend living here.
May 17 · jaup 1915 Cliff Street Apartment elevators have been a massive problem for years and continue to be for residents. The elevators frequently do not work. In some cases, both elevators will be out of service for days forcing residents to use the stairs for days at a time (up to 30 stories). The front courtyard is always packed at night with people who do not live in the building and is not safe to be alone.
August 02 · Steven BarrancaDo not - I repeat - DO NOT move into this building. We have lived here for 2.5 years and the elevators have been dysfunctional the entire time. One of the first weekends we moved in, both elevators were out for an entire weekend. We were supposed to have friends over before a wedding in Brooklyn and had to cancel. Now on our last day we were supposed to move and out and the movers show up and BOTH ELEVATORS ARE OUT AGAIN. There has been very little communication and very little sympathy. This is a Brookfield building which is very disappointing because they are a reputable landlord in NYC in the commercial space. The rent they charge is too much to live in Fidi with NO ELEVATORS. DONT DO IT!!!!!!!!!!!
August 02 · Lauren Calandriello15 Cliff Street Management Staff are all well-deserving of a five-star rating.They are attentive to resident needs, they provide a quick response to inquiries and treat residents with keen attention and optimum respect. The new management team as compared to the previous management group is remarkable in every way. Upon entering the building, residents are greeted with such warmth and friendliness. Any concern raised to management is quickly addressed and always with a positive result. They are very accommodating to the needs of the residents.I don't believe it is fair to negate all the "positives" (and there are many) of this building by others criticizing the non-functioning of the elevators (if it happens it's one of the two). There's aways one that is functioning as they make an earnest attempt to return both elevators to full working status.I don't hesitate whatsoever calling this place home. I send a special "thank you" to Brenda for all of her above-and -beyond assistance during my necessary move. I was sad we needed to move.
