As far as I know, the realtor fees in New York vary from 10-15%. The very first page of the contract says that 1Irving Place Realty will settle on a 12% commission fee. However, despite what the contract says, the broker crossed the number out with his pen and called for a 15% commission fee saying he can't do anything lower than that. If and should anyone make a contract with them, be aware of this ahead of time.Also, be aware that you may not receive responses in a timely manner. In fact, I never got a reply to any texts and was only when I called that did they answer. I was also YELLED at for asking them to submit some paperworks to management. In the end, they refused simply because it was "too much work.”Lastly, make sure to do your research. Before I signed the contract, I searched for my room on streeteasy. Below, the description read that the owner would pay for the building application fees. It wasn't until I screenshoted this and showed it to them that they said they made a mistake. Moreover, our names and the monthly rent were printed wrong on the contract. Mistakes (if you can call it that) like these can be costly for both the tenant and the landlord. So be aware. Especially if you’re paying full price.
