They pressured us to move in immediately (or we would lose our apartment) even though we clearly told them we would be out of the country on a business trip during that time. They just wanted to start charging rent before we could even get into the unit. We asked for a simple two-week extension because of our travel schedule, and they didn’t care at all. Katherine, their staff member, was rude and pushy the entire time. She said she was repeating what her supervisors told her, but we honestly believe it was just her being nasty. She unloaded her personal frustration on tenants, and it showed. Her supervisors need to investigate how she communicates with clients because this is not professional. We lived at 20 Exchange for 13 years, never missed a single rent payment, and yet we were treated like we meant nothing. Almost all the longtime tenants have moved out since this management company took over the 20 Exchange building recently. Now we’re also applying to other buildings in the same neighborhood. This was an awful experience.

We ended up signing a lease with an apartment managed by Dermot, and were pleasantly surprised by our experience!We felt absolutely taken care of by Tiffany Gorritz and her team who were so welcoming and warm. They made the move such a breeze and settling into a new city a comfortable and positive experience. Also love the building, the amenities and the location. Looking forward to enjoying our time here. April 23 · Carissa LowWorking with Rose Valcin in the Moda Upgraded Living Building was an absolute dream! I had a clear vision and timeline for finding a new apartment, and Rose made it happen in just 4 weeks! She was friendly, knowledgeable, and a true professional every step of the way.I went into her office to inquire about a 1 bedroom and she took action right away by offering a tour the very next day. Followed by paperwork then moving in just before Christmas!My only recommendation would be that the building update its entry and exit doors to ADA Compliant for mothers with strollers and people with wheelchairs.If you’re looking for someone who communicates swiftly and helps deliver your vision with grace and efficiency, Rose is the one! My family and I are extremely grateful.
May 13 · Tiffany EasonThis company acquired 20 exchange after we had Rose Associates (amazing) and the staff is completely unprofessional and disorganized. I had to reschedule my move and pay a moving rescheduling fee because of “Summer Fridays” (a holiday I am not aware of that allows the entire management team to work half days on Friday and not have anyone monitor urgent matters all weekend). No one was in the office after 3pm on Friday (despite knowing I had a move on Saturday in the works and would face an issue the next day) and thus no one was able to read their email (which would include a quick review of the COI then notifying the doormen to allow the doormen to let my movers into the building). After this situation, I thought they’d be way more available and responsive, but when I had a pending delivery they again let me know that they needed by COI by 2pm on a Friday. I asked if they were open until 3pm (per Summer Hours) and if someone could even stay a bit later than that if needed - no response to that. Old management would respond within minutes and make themselves available for their residents - even throughout the weekends, as is standard for the service industry and during summer which is arguably the busiest time for apartment moves. For a management company that requires much documentation, communication, and fees from its residents, they are unbelievably difficult to work with. They will no doubt give me a PR response, but take my word and avoid the Dermot Company.
