SGW Properties Introduce
In the expansive and competitive world of New York real estate, a firm with a clear, specialized focus can make a significant impact. SGW Properties is a New York-based real estate company that has honed in on the acquisitions, development, and management of multifamily and commercial assets, with a particular emphasis on Brooklyn and Manhattan. This isn't a traditional residential brokerage for individual buyers and sellers, but rather a strategic player in the market, dedicated to identifying and developing value-added opportunities. Formed by Yeshaya Wasserman in 2008, the firm's mission is to acquire underperforming properties, upgrade them, and reposition them for superior return on investment. They are a professional resource for those who are looking at real estate as a strategic asset, whether for long-term investment or for ground-up development. For New Yorkers, particularly those involved in real estate on a commercial or investment level, SGW Properties offers a specific set of services that cater to these high-stakes, complex transactions.
SGW Properties' approach is rooted in a deep understanding of local market conditions and neighborhood trends. Their senior management team, comprised of real estate professionals with extensive business experience, leverages this knowledge to undertake even the most complex transactions. They work with a wide range of banks and lending institutions to finance acquisitions and capital improvements, demonstrating their financial acumen and network. Their commitment extends beyond just the initial acquisition. The firm’s mission also includes ensuring that property management services operate at the highest industry standards. This focus on long-term management and capital improvements is designed to maintain a high quality of life for tenants and create lasting value for their portfolio. For those who own or are looking to acquire multifamily and commercial properties in Brooklyn and Manhattan, SGW Properties presents itself as a hands-on partner with a vision for creating value and managing assets effectively.
However, it is also important to consider all public information available about a company, including customer reviews. Some reviews suggest challenges with communication and property maintenance. For instance, one review mentions a lack of electricity for a month and an unfixed leak, while another highlights issues with receiving a signed lease and getting in touch about a security deposit. These experiences, while from a small sample of reviews, can be a point of consideration for potential clients who prioritize a high level of customer service and responsiveness. A company's reputation is built on its actions, and for some clients, these experiences may raise questions about the firm's operational efficiency and tenant relations.
SGW Properties is located at 1820 Avenue M #2236, Brooklyn, NY 11230, USA. This address places the firm in the Midwood neighborhood of Brooklyn. Avenue M is a prominent commercial street in this area, offering accessibility for business and professional meetings. This location is well-connected within Brooklyn, with access to various public transportation options, including the B and Q subway lines and local bus routes. For clients and partners, this makes the office a convenient and accessible place to conduct business. The area is known for its residential and commercial mix, which aligns with the firm's focus on multifamily and commercial assets. While specific details on physical accessibility or parking are not provided, as is typical with many Brooklyn locations, there would be a mix of street parking options available in the surrounding neighborhood. The firm's presence in a key Brooklyn neighborhood reinforces its specialization and commitment to the local real estate market, particularly in value-added opportunities within the borough.
SGW Properties offers a specialized suite of services focused on real estate investment and management. Their business model goes beyond a simple brokerage and is geared towards institutional and sophisticated investors. While the provided information is concise, it points to a firm that is deeply involved in the strategic side of real estate, from the very beginning of a project to its ongoing management. They are not merely facilitators of a single sale but are involved in the entire lifecycle of a property.
The services offered by SGW Properties, based on available public data and their business description, include:
- Ground Up Development: Taking a new construction project from concept to completion, demonstrating their expertise in urban development.
- Management Services: Providing ongoing property management for their real estate portfolio, ensuring properties are well-maintained and operate efficiently.
- Acquisitions: The firm specializes in acquiring multifamily apartment buildings and commercial assets, identifying value-added opportunities in select markets.
- Rehabilitation and Repositioning: Upgrading and improving underperforming properties to increase their value and market position.
- Financial Management: Working with various banks and lending institutions to secure financing for new acquisitions and capital improvements.
SGW Properties is distinguished by several key features and highlights that set it apart in the New York real estate market. The most significant feature is its specialized business model, which is centered on acquisitions, ground-up development, and property management. This is not a firm for the average homebuyer, but for serious investors who are looking to capitalize on market opportunities. The focus on "value-added opportunities" in Brooklyn and Manhattan showcases a clear and targeted strategy that is highly relevant in these competitive markets. The firm’s commitment to ongoing property management, including capital improvements and maintaining high industry standards, demonstrates a long-term view that is focused on creating sustained value, not just a quick profit. This approach is beneficial for investors who want to ensure their assets are well-managed and for tenants who expect a high-quality living environment. The firm's leadership, with over a decade of experience, provides a level of professional expertise that is essential for navigating complex real estate transactions. Their established relationships with a wide range of financial institutions further highlight their credibility and ability to undertake significant projects.
For those interested in the services offered by SGW Properties, direct contact is the best way to begin. The office is located at 1820 Avenue M #2236, Brooklyn, NY 11230, USA. You can reach the firm by phone at (718) 676-0778. The mobile phone number, +1 718-676-0778, is also available for convenient and immediate communication. This provides a direct line to a professional who can offer guidance on a wide range of real estate services, from development opportunities to property management. The physical address offers a central and visible point for consultations and in-person discussions, which are a critical part of the real estate process. This direct access ensures that serious inquiries from potential clients and partners are met with a professional and timely response, allowing for a quick start to a potential business relationship. All communications are handled with the utmost professionalism, ensuring that all interactions are productive and confidential.
When it comes to choosing a real estate partner, a client must weigh a firm's stated mission against its reputation and a clear understanding of what they offer. SGW Properties is worth choosing for a specific type of client: the professional investor or developer. Their expertise in ground-up development, acquisitions, and comprehensive property management is invaluable for those who are looking to create long-term value in the New York market. Their focus on underperforming assets and their ability to reposition them is a sophisticated strategy that can lead to significant returns. However, potential clients should also take note of public reviews that raise concerns about tenant relations and communication. For a client whose primary concern is finding a hands-on, highly responsive partner for a residential rental or sale, the firm’s business model may not be the right fit. For a client whose primary concern is a large-scale investment or development project, the firm's specialized services and professional experience in that niche may be very appealing. The decision to work with SGW Properties should be based on a clear alignment of the client's needs with the firm's specific business model, which is geared towards high-level real estate investment and development rather than general brokerage services for the public.

SGW Properties Reviews
July 2020 I rented out a space at 30 Rogers Ave. The landlord informed me that I would need to contact Con Edison to turn on my electricity.I called Con Edison and was informed that the owner had to allow them inside the building to assess the building to build a new electric box. The landlord never allowed Con Edison in and my unit was without electricity for 1 month.Fast forward 5 months and I was never given a key to the front entrance. Also there is a leak in the ceiling that remains unfixed and the sheetrock is falling from the ceiling.I have to move after giving them $7000 to move into the space. To say that I am disgusted by this landlord is an understatement.
April 02 · Alita TerryThey didn't give us a signed copy of the lease. My roommate and I both called regularly to get one, but they never called us back. We've sent a letter with intent to move out well over 90 days before the end of lease, but they've been dodging us for the past 3 months when we called to get in touch about security deposit. I 100% agree with the other 1-star reviews; the 5-star ones are obviously fake (same content/format, only 1 review written by the account)
March 30 · May KimThis is a LLC owned by Yeshaya Wasserman who uses it to funnel rents from his various LLCs to pay off mortgage liens on his properties held by the banks. He is one of the worst and most unethical slumlords in Brooklyn. They will not only not return your deposit but are also fraudsters who will cut corners resulting in human sewage being redirected back into your unit, will refuse to give you a signed copy of your lease, and when you call the number on here for any sort of explanation, they will pretend to take a message and ignore you. Avoid renting from any of his properties.
