Park Towers South Introduce
In the highly competitive and fast-paced New York City rental market, the promise of a luxury apartment in a prime location can be incredibly appealing. Park Towers South, located at 315 W 57th St, presents itself as an apartment rental agency for a full-service, luxury building in Manhattan's Midtown West, just a block from Columbus Circle. This location puts it in the heart of a vibrant neighborhood, with easy access to Central Park, world-class dining, and multiple subway lines. The building's marketing materials often paint a picture of an ideal living experience, complete with high-end amenities and professional staff.
However, it is crucial for prospective renters to look beyond the marketing and consider the experiences of current and former residents. This article provides a balanced overview of Park Towers South by combining publicly available information about the building's features with candid reviews from tenants. While the location and the building's stated amenities may be attractive, the reviews highlight serious concerns that are essential for anyone considering a move to this address. The goal is to provide a complete, factual, and informative resource that helps New York residents make a truly informed decision about their housing choices.
The reviews provided raise significant alarms, particularly concerning the building's management and living conditions. One review describes the management as "horrendous" and claims that the reality of living in the building is far from the "beautiful picture" painted by brokers. A recurring complaint in the reviews is the "non-stop" and "day and night" construction noise. Tenants report that the constant drilling and hammering are not only a nuisance for those who work from home but are also so intense that they cause dust to fall from the ceiling and make apartments shake, raising concerns about safety. When residents have complained about the noise, they have been met with an indifferent response from management, being told that "we're allowed to renovate during daytime hours." This suggests a major disconnect between the management's priorities and the needs of its long-term tenants, some of whom have reportedly lived with this issue for over two years.
Beyond the noise, the reviews also point to issues with the quality and maintenance of the apartments themselves. One tenant recounts problems that began within a week of moving in, including door handles that fell apart multiple times and a lack of a substitute for a super on vacation. Other complaints mention a clogged bathtub, cabinets without handles, and a lack of lights in the rooms. These issues, combined with the perception that the apartment fixings are "extremely cheap and ill-fitted," contradict the image of a luxury building. While the reviews acknowledge that some of the building's staff, such as the doormen, are "lovely," the overall sentiment is one of deep dissatisfaction, with one reviewer concluding that they made a "terrible decision" by signing a lease.

What is worth choosing
Based on all available information, a potential renter should approach Park Towers South with extreme caution. While the building's location is undeniably a major asset—offering a walkability score of 99 and excellent access to public transportation—the reviews from actual tenants paint a very different picture of the living experience. The consistent and severe complaints about management, constant construction noise, and poor apartment quality suggest that the purported luxury experience may not live up to its billing. These are not minor inconveniences; they are fundamental issues that directly impact a resident's quality of life, especially for those who work from home or expect a quiet living environment.
The reviews raise questions about whether the rent charged is justified, given the reported state of the apartments and the lack of responsive maintenance. The experience of being locked in an apartment due to a faulty door handle and the absence of an on-call super are particularly troubling and speak to a lack of professional management. The "too bad" response to complaints about construction noise is also a clear red flag. For a New Yorker, the promise of a "beautiful picture" and a great location is not enough if the reality is a constant construction zone with substandard maintenance and unresponsive management.
In conclusion, while the location of Park Towers South is a significant draw, the overwhelming negative sentiment from reviews suggests that a prospective tenant should exercise considerable due diligence. It would be wise to seek out more information, speak to current tenants if possible, and carefully consider whether the location and amenities are worth the significant reported downsides related to management and the overall living conditions. The best choice is an informed one, and in this case, the information points to a need for extreme caution before signing a lease.

★ 5★ 4★ 3★ 2★ 1Listen to all the reviews. Construction is non-stop and the management is horrendous. The brokers will paint you a beautiful picture of what you could do with the place but if it wasn’t for the location, it would be a crime to charge the rent these people are charging. All the fixings in the apartment are extremely cheap and ill-fitted. Within a week of moving in, the door handles on the main door have fallen apart thrice, even locking us in one of these times. When we called maintenance, we were told the live-in super is on vacation and no substitute was hired in his place. The bathtub has gotten clogged, the cabinets don’t have handles, and there were no lights in the rooms in the apartment. I’m under a one-year lease and I already feel like I have made a terrible decision staying here.Avoid this building at all costs.
June 10 · E DThe other reviews are correct - construction is day and night nonstop. On top of the noise, you have dust falling from the ceiling because the apartment is shaking so much. Not sure if that’s safe. So far there hasn't been a single day this month that hasn't had construction noise, and I work from home. If you reach out to complain, the response is "too bad, we're allowed to renovate during daytime hours". I've lived here 2.5+ years and had respite from construction noise for perhaps 2 months out of that entire time.Apart from management - the staff is lovely.
May 28 · Lisa LiuAll the comments about the dishonesty of the management company are completely spot on, and I highly recommend avoiding this building. I was very clear before moving into my apartment about needing the apartment to be quiet and they insisted that it was quiet. In truth, there was a neighboring tenant who was hard of hearing and would play television and radio extremely loud at all hours. When I confronted them about this I asked for one of three options: let me out of the lease, put me in a different unit in the building, or evict the tenant. Their responses are verbatim from email:1. “We are not able to let you out of your lease or transfer you to a different apartment at this time”2. “In this case we did not send an eviction notice, because this is not something that would warrant an eviction, and that is quite a long process in order to actually do so”I ended up leaving and they tried to sue me for leaving after lying about the condition of the apartment. I settled with them for a reduced amount out of court to avoid wasting any more time. Either way, a massive hassle, and definitely a company and building you would want to avoid.
December 21 · Bob CorkerManagement and leasing are rude and do not return phone calls. The building has been under constant loud construction throughout the entire work from home period (15 months now) with no reduction in rent or even an apology. Although it is impossible to take calls and work from your apartment, their only suggestion is to leave the apartment (that we pay full rent for) during the day. Elevators are slow and unreliable can take 5 minutes before it comes to your floor - be prepared to walk up the stairs (the first 6 floors are doctors offices so the elevators stop at every single floor on the way down). Getting a package from the mailroom takes multiple trips since they close at various and inconsistent times throughout the day. The doormen are the only thing I like about this building. This building has so much potential and is in a great location but we will not renew our lease and urge you to think twice about leasing an apartment here.Response to Owner’s Comment: I gave up my apartment but my boyfriend still lives in the building. Currently listening to loud construction for the 3rd day in a row while I write this review, so I don’t think you are alternating days. To make things better we found out you’re renting out apartments on our floor through Airbnb and offered that renter a 25% discount due do the loud noise when he complained but have offered us nothing.
May 19 · Elizabeth SheerinThe building itself is well-located and the apartment space is big. But the management is the worst I've ever seen. There has been construction going on my floor continuously for 6 months since I moved in in August 2020. For a few weeks, the noise was so big that the apartment was inhabitable. Tenants on my floor talked to management many times and we didn't give any positive feedback nor substantial update at all, and the landlord refused to give any concession at all after rounds of conversation. They used to have a meeting room for us to work in while there were noises but they rented out that room too. It is so disturbing and frustrating to live in such a environment where you can't work and stay quietly during the day and have inconsiderate and disrespectful landlords who aways put their interest in front of tenants' without offering compensation at all.Response to owner's comment: I am not talking about update on your emails, but any substantial improvement to the living environment. My issue, which is also the issue of all tenants on our floor, persisted during the whole 6 months when you conducted noisy construction, during which period we complained multiple times but weren't given any compensation nor feasible resolution. I am posting because I need to voice an informational feedback based on my experience, even though the noise seem to come down as my one-year lease has gone halfway.
