This review is based upon personal experience as a COMMERCIAL tenant with this landlord for the commercial store on the ground floor at 365 State Street - a/k/a 71 Bond Street. This landlord kept our security deposit. He has kept previous tenants' security deposits and will most likely keep your security deposit. Always get everything in writing. Do NOT do any deal with this landlord by verbal agreement. Ensure there are provisions regarding every utility (water, gas, electric, HEAT, garbage) in the lease. Make sure the costs and fees of such utilities are specifically set forth in writing. You will have to provide your own HEAT for the space, no matter what the real estate broker tells you. Also request a provision guaranteeing the leased space has a valid certificate of occupancy for the proposed use of the leased space. Finally, take all property with you the day you give back possession of the leased space. This landlord told us we could leave certain equipment onsite while he showed the space to prospective tenants, then changed the locks and refused us entry to remove the property. My recommendation is to avoid leasing from this landlord unless you take the precautions set forth above (and even then it will be a risk).

Original rent was $1250 and we wanted to raise rent by $100. He decided to block my number and never pay. Evicted his family after a couple months. He goes through life cheating and stealing from other people. Maybe all the woman he has to pay to be around him is starting to add up. And for reference, rent value is between $1600-1700 in current days market. Sad life he lives. Never do business with him, everything is a risk.

The first and second floor apartments have been ILLEGALLY SUBDIVIDED, therefore he is NOT legally permitted to collect rent from apartments 1A, 1B, 2A, 2B. There is NO COO! This building has 48 pages of recorded violations with DOH and DOB. Aka 71 Bond St. The building is not well cared for and a potential DEATH TRAP with random tables blocking the hallways, loose floor board on the stairs, poorly lit hallways and old radiators and appliances piled up in the lobby.There was NO HEAT when I lived here due to inadequate plumbing from illegal renovations by unlicensed contractors, as reported upon inspection by a professional plumber and DOB.ALL the window frames/pockets were actually FALLING OUT of my walls because they were never screwed into the walls correctly.The landlord engages in MANY illegal activities even if tenants don’t break any laws or complain about anything, including...- ignores complaints completely.- serves FAKE EVICTION NOTICES.- locks out tenants from their apartments.- sues past tenants for balances owed when there isn’t any.- replaces broken appliances with another broken appliance.- doesn’t return security depositsIf this all sounds crazy that’s because HE’S INSANE! PURE EVIL!As a former commercial tenant also reviewed, get everything in writing but that’s no guarantee he won’t try to screw you anyway!
