I’d definitely recommend touring this building.

For a newer “luxury” building, the soundproofing is shockingly bad — my sleep quality has taken a huge hit. The walls are so thin I could hear everything from my neighbors’ wedding diet plans to their Google Home commands. Every time someone closes their front door, my unit shakes from the loud bang. It really shows how poorly this place was built.The front desk staff is friendly and helpful, but the leasing office is often unresponsive. Maintenance issues like broken trash chutes are recurring problems.Overall, I wouldn’t recommend this place if you’re looking for peace, quiet, and real quality — especially at this price point.
September 06 · SummerAfter living in a poorly managed building for several years it has been refreshing to work with the folks at Magnolia's management agency - Bozzuto (particularly their leasing agents Jaquan and Stan). They've been kind, helpful, friendly, and they sincerely care about helping tenants make Magnolia their new home. Moving in NYC is not easy, and it can often be cutthroat. Not with these guys. They're awesome, and have made our move feel exciting instead of stressful. Hard to find buildings/management agencies that truly care like this for tenants.
September 03 · Evan HoriskI moved in a few weeks ago. The process was seamless, and the leasing team made me feel like they cared about residents and their comfort here. Management has been kind and responsive as well. Door staff is so awesome they often have delivery packages waiting for you if they can see you’re in elevator or walking up the block outside.I was previously in a massive Hudson Yards building, and Magnolia is so much quieter than there thanks to the triple paned windows. I’m a member of Equinox, which is just three blocks away, but will consider joining Lifetime Fitness since it’s in the building. Looking forward to the Magnolia roof deck and pool season, and I hope the guest policy is reasonable. Also looking forward to the windows getting washed!When I toured, the new management Buzzoto said they are interested in long term retention, so I hope my rent increase will be fair if I extend lease. March 30 · Ben HarveyI lived in magnolia for a little over 2 years and was one of the first residents in the building. This building has to be one of the quietest in nyc. I never heard neighbors from any direction and I could not hear street noise at all! I was facing front street on the 6th floor and I would only hear a siren like once a month - this is a rarity for nyc so I really appreciated it. The units are nice. A few things broke during our time there but they fixed or replaced things quickly. They threw amazing events when we first moved in with tons of food, which made our amenity fee feel worth it at the time but they stopped doing that and just provided alcohol mostly once the units were filled. I don’t feel like the amenity fee is worth it when the pool isn’t open. The coworking spaces and pool eventually got pretty crowded so I kinda started to avoid common areas on weekends. Lifetime is an additional $215+ a month for residents so don’t make the mistake of thinking it’s included. I think the amenity fee should be like $50 given that the spaces are small and the pool is only open 3 months out of the year. That is my main gripe.Also plan to cook a lot if you move to dumbo because the food freaking sucks there. Luckily the wegmans is close by
