Heller Realty Introduce
Choosing a real estate agency or property management company in New York City is a decision of immense importance. The city's demanding market, coupled with the unique challenges of building and apartment management, means that a reliable and responsive partner is essential for a positive living experience. For prospective tenants and property owners, gaining a comprehensive understanding of a company's reputation is a critical first step. An agency’s ability to handle everything from minor repairs to major safety issues, and to communicate effectively with its clients, can define a resident's entire experience. In this context, we will examine Heller Realty, an agency with a presence in the New York market. The information presented here is based on provided public reviews and is intended to help potential users make a factual and informed decision.
Based on the feedback from residents, the overview of Heller Realty is a complex one, largely dominated by reports of significant challenges. The reviews from real customers highlight a number of serious concerns regarding property maintenance, tenant communication, and overall professionalism. Residents have described dealing with what they characterize as an uncommunicative and unresponsive management team, a situation that directly impacts tenant safety and daily life. Issues such as frequent elevator breakdowns, a lack of hot water, pest infestations, and unaddressed plumbing problems are recurrent themes in the feedback. These accounts paint a picture of a company that, according to its tenants, struggles to maintain its properties to a standard that ensures the comfort and safety of those living there. The reviews suggest a profound disconnect between the company and its tenants, where concerns are reportedly expressed repeatedly with little to no concrete action or response.
Heller Realty is located at 745 5th Ave #1250, New York, NY 10151, USA. This is a prime and prestigious address in Midtown Manhattan, situated directly on Fifth Avenue in one of the city's most iconic commercial and retail corridors. The location itself is in a high-profile building, suggesting a professional and established business presence. The area is exceptionally well-connected and easily accessible. It is within a short walking distance of numerous major subway stations, including the 5th Avenue-59th Street stop for the N, R, and W lines, and the 5th Avenue-53rd Street stop for the E and M lines. The extensive bus network on Fifth Avenue and surrounding streets also makes travel convenient for clients. While the location projects an image of prominence and easy accessibility, the reviews provided suggest that the physical address may not align with the operational standards experienced by tenants in their managed properties.
Based on the provided reviews and public information, it is important to note that the services offered by Heller Realty, as perceived by its tenants, appear to be related to property management and residential rentals.
- Apartment rental and leasing: The company manages residential units and the associated lease agreements. Tenants mention dealing with the leasing office and the lease signing process.
- Property management: This service includes handling a building’s operational needs, such as maintenance, repairs, and tenant concerns. However, as noted in the reviews, the effectiveness and responsiveness of this service have been seriously called into question by residents.
- Rent collection: The provided information notes that the company has a specific and outdated process for rent payment, only accepting checks or wire transfers in special cases.
- Tenant communication: A key service for any property management company is communication with tenants. The reviews suggest a significant breakdown in this area, with residents reporting unresponsiveness and a lack of support.
The provided information indicates a direct and often negative interaction with the company's services from a tenant's perspective, focusing on the management of residential properties.
Based on the direct feedback provided by residents, the features and highlights of working with Heller Realty are presented with a critical tone.
- Lack of communication: Residents highlight an extreme lack of communication, stating that they receive no timely response from management, if any response at all, when they express concerns about the safety and livability of their apartments and buildings.
- Outdated processes: A notable feature is the company's reliance on outdated payment methods. Tenants have reported that rent is only accepted via check or special-case wire transfers, leading to issues like stolen checks and security concerns.
- Unsafe living conditions: The reviews point to a recurring pattern of safety and maintenance issues, including constantly broken elevators, a lack of hot water for extended periods, and infestations of mice and roaches. These issues pose serious dangers and discomfort for residents.
- Allegations of unprofessionalism: Tenants describe the staff as rude, unprofessional, and gaslighting, suggesting a very poor standard of interpersonal relations.
These highlights, as drawn from the reviews, present a stark contrast to the professional image typically associated with a Fifth Avenue address. They are centered on a perceived failure to provide a safe and responsive living environment for tenants.
For those who need to contact Heller Realty, the provided information is as follows.
Address: 745 5th Ave #1250, New York, NY 10151, USA
Phone: (212) 873-9200
Mobile Phone: +1 212-873-9200
The agency has a physical office and provides both a standard and a mobile phone number for contact. While the contact information is readily available, the reviews suggest that reaching the company does not guarantee a timely or helpful response to concerns.
When evaluating whether to choose a real estate agency or a property management company in New York, it is crucial to consider the experiences of those who have already dealt with the firm. For Heller Realty, the public feedback available presents a cautionary tale for prospective tenants. What is worth choosing, in this case, is to proceed with a great deal of caution and to fully understand the potential risks involved. The numerous and consistent negative reviews detailing issues such as constant repairs, pest infestations, broken elevators, and a severe lack of communication from management cannot be ignored. These are not minor inconveniences; they are significant problems that affect the safety and quality of life of residents. The company's reported out-of-date processes, such as the payment system that led to a security breach, also raise concerns about their operational standards. For any individual or family considering an apartment managed by Heller Realty, it would be wise to prioritize tenant safety and the responsiveness of management. The provided reviews suggest that this company, at least in the eyes of its tenants, falls short on these critical aspects. The decision to rent from them should be made with full awareness of these serious issues and the potential for a very difficult living experience.

★ 5★ 4★ 3★ 2★ 1i am not one to write bad reviews but dealing with this company has been a nightmare. the building is old and requires so many repairs. it is infested with mice and roaches. the toilet doesn’t flush properly. i didn’t have hot water for over a month when i first moved in and even now it takes sometimes over 20 minutes for the water to heat up. i got stuck in the elevator three times and it took them five months of it being out of service to get it fixed (with no consideration of their lesser-abled and elderly tenants while the elevator was out of service). you can try to express all of your concerns to management (as i did over and over again) but you will not receive a timely response if you receive one at all. they have out of date processes; they only accept via check or wire transfer in special cases. as a result, my rent check was stolen and my bank account was hacked. they do not care about their tenants. they are rude, unprofessional, and gaslighting.
December 15 · Sophia LI have lived in this apartment for 2 years and have never dealt with a more unresponsive and uncommunicative group of people, who are directly in charge of tenant safety. The elevator is constantly broken and is extremely dangerous for anyone to be in, given its spontaneous ability to just halt with no warning. The call button has not worked in months which is a direct violation of building laws in NYC. We have not had working gas in the apartment for two weeks and no one seems to care, be of any help or assistance to us, or provide any concrete solution. This is an extremely dangerous situation to be in, and would not recommend you work with Heller if given the option.

September 09 · Sarah HaberI've been living at my current place for 3 years. While the live in super is EXCELLENT- responsive, friendly, always on top of things, keeps the building clean– when there are bigger issues, the landlord is completely useless. We have been fighting them for months to get our very unsafe elevator fixed after multiple instances of being trapped inside with no working callbox. We've had no gas for weeks, and the landlord has told us that they "are working on it" but given no further information, no assistance during this time, no rent reduction, nothing. While everyone I speak at the office to seems nice, the company itself is absolutely unprofessional and doesn't seem to care in the slightest about the safety of their tenants. We've reached out to the city numerous times to report the building for being unsafe and will be seeking legal action if things do not change. I sadly cannot recommend living in one of their buildings if you have other options.

September 09 · Grace MacLeanThe 949 west end avenue building is in good location but the super in this building could get quite emotional and rude to residents. Be prepared for the difficulty dealing with the communication when you need service. The building is old and could have quite some hidden problems such as bad wood floor, old elevator, loud water pipes , malfunctioning heat and bad noise proof from the neighbors. My experience there was not pleasant. They could also raise rents quite sharply each year.

July 13 · L QWish I could give zero stars. The people that work here should be ashamed of themselves. The elevator in our building has been broken all summer and people have gotten trapped in there on 100 degree days and the emergency button is broken. We’ve been without gas for more than TWO WEEKS and they’ve basically just told us to deal with it and they don’t have any plan to fix it. When we call to ask for help they have the nerve to be angry at us for calling and love to say “that’s not my job and I don’t know whose job it is to fix it.” There are elderly people and families with young kids living here. You’re terrible people.
