Beautiful building but strange rules. They share space with a hotel and don’t allow you to access the building through the front door. You have to use the back door near the construction. The only sign posted is near the elevator on printer paper so when you first google the location and you walk in the front door you are reprimanded by the front desk.Lobby smelled dank and like stale cigarettes. The metal and stone adornments on the wall are beautiful but the smelly carpet in the hallways definitely throws it off. - Don Al

116 John Introduce

Welcome to the vibrant and fast-paced world of New York City living, where finding the perfect apartment can feel like a monumental task. For those who are drawn to the energy and prestige of Downtown Manhattan, the Financial District offers a unique blend of historical charm and modern convenience. Nestled in this iconic neighborhood is 116 John, an apartment complex that presents an opportunity for a dynamic urban lifestyle. This article is your comprehensive guide to understanding what it’s like to live at 116 John, from its prime location to its unique features and potential considerations. Whether you’re a New Yorker looking to make a move or a newcomer to the city, this overview will provide you with the essential information you need to determine if this is the right place for you to call home.

Living in the Financial District means being at the epicenter of business and culture, with easy access to a wealth of opportunities and amenities. 116 John is a building that embodies this spirit, offering a living experience that is both central and distinct. Based on available public data and resident reviews, the building has a reputation for beautiful architecture and a unique setup, sharing space with a hotel. This dual-use can be both a benefit and a point of adjustment for new residents. While the physical structure is often described as beautiful with "metal and stone adornments," some reviews mention specific rules and access points that are important to note. By providing a clear and factual account of what to expect, we aim to help you make an informed decision about your potential new home. Our goal is to present a balanced view, highlighting the building's strengths while also acknowledging the feedback from real customers.

The location of 116 John at 116 John Street, New York, NY 10038, USA, is one of its most compelling attributes. Situated in the heart of the Financial District (FiDi), residents are surrounded by historical landmarks, modern skyscrapers, and an incredible array of dining, shopping, and entertainment options. The area is a hub of activity, transforming from a bustling business center during the day to a lively residential neighborhood in the evenings and on weekends. For any New Yorker, the key to urban living is accessibility, and this location excels in that regard. The building is conveniently located near multiple subway lines, including the 2, 3, 4, 5, J, Z, and A, C, E trains at nearby Fulton Street and Wall Street stations. This extensive network makes commuting to other parts of Manhattan, Brooklyn, Queens, and the Bronx incredibly easy and efficient. The walkability of the neighborhood is also a major plus, with a wide variety of restaurants, cafes, and grocery stores just a short stroll away.

In addition to public transit, the building’s location is also notable for its vehicular access, though parking can be a consideration. Reviews indicate that there is paid street parking available, which is a common scenario in this part of the city. While this might require some navigating, it’s an option for those who own a car. A key aspect of the building’s accessibility is its wheelchair-accessible entrance, a crucial feature that ensures inclusivity and ease of access for all residents and visitors. However, it's worth noting the feedback from a resident regarding the entrance. The review mentions that residents have to use a specific back entrance due to the shared space with a hotel, which can be confusing for first-time visitors who are used to the main, more visible front door. This is a small but important detail to be aware of when considering the building, as it speaks to the unique operational rules that come with its dual-use nature. While initially perplexing, it's something residents adapt to over time.

As an apartment complex, 116 John offers a number of services designed to enhance the living experience for its residents. While specific details on all services may vary, the general offerings are typical of a modern NYC apartment building, often including on-site management and maintenance. Based on the available information and reviews, here are some of the key services and features residents can expect:

  • On-site Management and Staff: The presence of a front desk or on-site staff is a common feature in buildings of this type, providing a point of contact for residents. However, one review noted that the front desk staff at the hotel entrance might "reprimand" residents who mistakenly try to enter that way, indicating a clear separation of operations.
  • Maintenance Services: As with any professionally managed complex, maintenance is a key service. Residents can expect services for repairs and general upkeep of their units and the common areas.
  • Accessibility Services: A key service is the wheelchair-accessible entrance, which ensures the building is compliant and welcoming to individuals with mobility challenges. This is a crucial feature for many residents and guests.
  • Shared Amenities with a Hotel: The unique arrangement of sharing a building with a hotel might offer some shared amenities, although public information does not specify what these are. This could potentially include access to certain facilities, but it’s a point to clarify when touring the property.

The core services revolve around providing a secure and well-maintained living environment. While some of the resident feedback points to certain operational nuances, the fundamental services of an apartment complex are likely in place to ensure a smooth living experience. The staff’s role is crucial in managing the unique setup of the building and assisting residents with their daily needs, from package deliveries to addressing maintenance requests.

116 John has several features and highlights that make it an attractive option for renters in the Financial District. These are the elements that contribute to the building's overall aesthetic and appeal, creating a distinctive living experience.

  • Beautiful Architecture and Adornments: The building is described as "beautiful," with "metal and stone adornments on the wall." This speaks to a high level of design and craftsmanship that makes the building visually appealing. The aesthetics of the lobby and common areas are a significant draw for potential residents.
  • Prime Financial District Location: The most significant highlight is its location. Living on John Street places you at the center of one of the world's most famous and dynamic neighborhoods, with easy access to work, transportation, and leisure activities.
  • Wheelchair Accessible Entrance: The building’s accessibility is a key feature, ensuring that the living space is welcoming and usable for all.
  • Paid Street Parking: While it requires some effort, the availability of paid street parking is a feature for those who need it, a notable convenience in a dense urban area like FiDi.
  • Unique Hotel-Apartment Hybrid: The shared space with a hotel is a unique feature. While it comes with specific rules, it also adds an interesting dynamic to the building and could potentially offer unique benefits.

However, it is important to also consider the feedback from existing residents. The "dank" and "stale cigarettes" smell in the lobby and the "smelly carpet" in the hallways are features that prospective renters should be aware of and check for themselves. Additionally, the confusion and frustration over the "strange rules" regarding the back entrance near the construction are points that highlight the importance of clear communication from the building's management. These are not minor details but aspects of daily life that can impact a resident’s experience. A potential renter should be sure to inquire about these issues and see if they have been resolved or are still a part of the daily reality of living at 116 John.

For those who wish to learn more about 116 John or to inquire about a potential apartment, the contact information is as follows. The building is an apartment rental agency and complex, so communication with the leasing office or management is the primary way to get more details or to schedule a viewing.

  • Address: 116 John St, New York, NY 10038, USA
  • Phone: (646) 604-0559

Contacting them directly is the best way to get up-to-date information on availability, pricing, and to address any questions you may have about the unique aspects of the building, such as the entrance policy or the condition of the common areas mentioned in reviews. This direct line of communication allows you to get a firsthand perspective and make the most informed decision possible about your future home.

Ultimately, what makes 116 John a compelling choice for some New Yorkers is its unbeatable location in the Financial District. This is a neighborhood that offers an incredible lifestyle, from its proximity to major transit hubs to its vibrant cultural and culinary scene. For those who want to be in the heart of it all, this building places you right there. The beautiful architecture and unique design of the building are also worth choosing for those who appreciate aesthetics in their living space. The "metal and stone adornments" provide a touch of luxury and character that stands out. Furthermore, the wheelchair-accessible entrance is a significant benefit, ensuring the building is a welcoming place for a diverse range of residents and guests.

However, it’s also important to be pragmatic. The reviews highlight a few key considerations that are worth thinking about. The "strange rules" regarding the back entrance and the potential for a less-than-pleasant smell in the common areas are valid points of concern. These issues, while seemingly minor, can impact the day-to-day living experience. It is worth choosing 116 John if you prioritize location and architectural beauty and are willing to navigate some of the building's more unique operational quirks. It’s a building with a lot of potential and an incredible address, but a potential renter should go in with eyes wide open, having considered all aspects, from the beautiful design to the practical realities highlighted by current residents. A personal visit is highly recommended to experience the space and assess its condition firsthand before making a decision.
