Beware!If you enjoy paying rent for the privilege of sharing your home with rodents, then this is the place for you! While the on-site building staff is great, my interactions with building management have been far from satisfactory.Due to a leak in my kitchen plumbing, the wall in my kitchen had to be opened for repairs. Unfortunately, the hole in the wall wasn't able to be sealed before the workers left on Friday and they covered it with cardboard until the work could be finished. The next day, I spotted a rat in my apartment near the area where the work had been done.I immediately reported the issue to building management, expecting prompt action. Rats are disease-ridden animals, and I assumed this matter would be treated as the health and safety hazard that it is. Instead, I was told it would take five days to send an exterminator. In a city full of exterminator options, this lack of urgency is completely unacceptable.By the second day, I could no longer sleep in my apartment due to the sound of the rat walking around at night. To make matters worse, just a few days later, my neighbor experienced a rat entering their apartment as well. I truly believe that if the building management had responded more urgently, this issue could have been contained, preventing the distress it has caused to me and my neighbor.
January 29 · Ciara BlackstonMy google reviews are being deleted by the landlord.There is a lot to be said about this building and its vicious management who wrongfully ends good tenants’ leases. They lack empathy and don’t care about the hurt and the struggle that comes with moving. The landlord lawyers from the Rose and Rose law firm are probably the most unethical and ruddless lawyers there are; they do not hesitate in harassing and suing innocent tenants. They submit counsels’ false claims in court knowing that management is retaliating and lying.Old people that barely can walk and have been living in this building for decades in rent stabilized apartments are sued by these people to force them out of the apartment.Management abuses their position without hesitation because they can hide behind Rose and Rose lawyers. This management needs to be held accountable and should be sued independently from the landlord in a civil court for harming people…they can be taken to civil court.There is a lot more than meets the eye here.I got my studio rental payment history; it turns out that this unit 1207 on the 12 floors was rent stabilized; in 2009 the rent stabilized was $1097, then all of the sudden in 2010 the studio was no longer rent stabilize.. ( see attachment) I am wondering how in less than a year the rent was increased about 100%. This also makes me wonder how other units in this building are no longer regulated. All buildings in NYC that have 6 units or more that were built before 1974 which is pretty much the majority of buildings in NYC are rent stabilized.As far as I know, it is unlikely for rent stabilized buildings to get destabilized. However, I am aware that in NYC lots of landlord have illegally dysregulated apartments by either non-informing the State Department of Housing and Community Renewal (DHCR) Or by submitting overpriced, exaggerated, and fraudulent renovation documentation to force deregulation; these illegal practices are well known but well-kept dirty secrets that have been taken place in NYC for decades and many landlords have gotten away with it. Luckily, some tenants have found out that their units were in fact rent stabilized and submitted a simple request in the housing court and with the DHCR and got back all the money that they were overcharged for and got the unit back into stabilization. Even former tenants can do that which allows them to recover overcharged rent and get the unit to be back into regulation as it should be.In another post, I will continue to elaborate this.

Just picking up the phone with warm and enthusiastic voice made me feel so welcomed! Then she showed me patiently with all the studios available. Very engaging very hospitable! She is a superstar!! I also like the building with great windows! Super bright. Great layouts with amazing closets. Love to live here!

Quick to respond, she, along with the building, provided only excellence in renting my first NYC apartment. If you are looking for attentive, professional, and consistent help- Michele Healy is definitely the person I would ask for. It was nice to not feel like a general inquiry for once! Excited to call this place home.
August 04 · James DiPasqualeI have lived in the Beaux Arts for 26 years and it has been a pleasure. The biggest component of this pleasure is the staff. They have been consistent over the years and feel like family. They have grown up with me. The building is old and quirky and has its problems but there is plenty of charm. If something breaks they are there to help you immeditately. Most apartments are light filled and highish ceilings.it is perfectly situated for transportation . Nearness to Grand Central is a key element. My apartment has many special qualities which I enjoy, such as a fireplace , Glass doors to a narrow balcony and the walls are thick ,so no sound from other apartments.
