M & L Milevoi operates as a real estate agency, a term that broadly covers a range of services related to property. Based on available public information and common practices for agencies in the New York market, their services typically involve property management and working with rental properties. While detailed lists of services are not publicly advertised, a real estate agency in this capacity would generally be responsible for the following:
- Property Management: This is a core function, which includes handling the day-to-day operations of rental buildings. This can involve collecting rent, managing maintenance and repair requests, and acting as the liaison between tenants and property owners. The effectiveness of this service is crucial for the experience of tenants living in the managed properties.
- Tenant Relations: A key part of property management is the interaction with current and prospective tenants. This can include showing available units, processing rental applications, drafting and signing leases, and handling move-in and move-out procedures. The quality of these interactions can significantly impact a tenant’s experience.
- Lease Management: This involves the administrative and legal aspects of tenancy. It includes creating lease agreements, ensuring they comply with local housing laws and regulations, and managing lease renewals or terminations. An agency’s ability to handle this process professionally and transparently is a key indicator of its reliability.
The firm's long-standing presence in Astoria can be seen as a feature of its business. Being a local establishment for a number of years suggests a deep understanding of the neighborhood. This kind of local knowledge is a highlight for many New York residents, who value working with a company that understands the specificities of their community. Other highlights and features that may be considered include:
- Local Presence: Being physically located on a busy street like Steinway Street provides a visible and accessible point of contact for the community. This physical presence can be a reassuring factor for people who prefer face-to-face interactions.
- Community Focus: An agency that is deeply integrated into a specific neighborhood can often offer a more focused and dedicated service compared to larger, city-wide firms. This allows for a concentration on the unique housing needs and property types found in Astoria.
- Experience in the Market: The duration of the firm's operation suggests they have experience in navigating the fluctuating New York real estate market, from both an ownership and a management perspective. This experience could be an asset for those looking for an agency that understands the long-term trends and challenges of the area.

Having a single point of contact simplifies the communication process for those seeking assistance or information.
When it comes to choosing a real estate agency, particularly in a dense and competitive market like New York City, potential clients often weigh a variety of factors. A key consideration is the agency's reputation and its ability to provide reliable, professional, and courteous service. A company’s established presence in a community like Astoria is a significant positive for many. For those seeking housing, especially rentals, the quality of property management is a top priority, as it directly impacts their living experience. The agency's familiarity with local housing laws and regulations is also a crucial element, as it ensures that all agreements and processes are handled in a manner that is both legal and protective of the tenant's rights. The accessibility of the agency, both in terms of its physical location and its contact methods, contributes to its overall value. In a city where time is of the essence, a straightforward and responsive agency is highly valued. The choice of M & L Milevoi, like any other real estate agency, would ultimately depend on the individual’s specific needs and their assessment of the firm’s ability to meet those needs effectively and professionally, particularly given the importance of property management and tenant relations in the New York housing market.

★ 5★ 4★ 3★ 2★ 1Worst than the landlords (milevoi's) is the systems that uphold them and their flagrant disregard for housing laws.... this includes the City of New York, HPD, the Judges and the Department of Buildings... Smh... even the laziness displayed in the fake reviews are demonstrative of what is like to deal with the owns/management office staff and their incompetent supers/maintenance workers.
March 26 · Dee CeeAnyone reading this. I suggest or rather urge you to not live in any of their buildings. They are difficult to work with, unprofessional, and rude. There's three women that work in the office, and each one is incompetent. Don't even bother talking to Elizabeth Valic it's like talking to a wall, and good luck if you get a word out before she hangs up the phone. I've never been so livid with a property management to write a review on Google maps. It's been 18 days since I've vacated one of their units which I lived in since 2017. They haven't sent me a list of itemize deductions if there is any. I asked if I needed to write a written notice that I was vacating, I was told to provide none and let the lease end. Though I decide to go month to month after that. So signed another lease and I've never received a copy. They're unwilling to send me one for they've "sent it already" and hung up. They've said breach of contract they're not giving me the security deposit. What's the breach? Why can't they send me a legal copy of a document I signed. There's no damage in the apartment, it was cleaned and keys returned. I've paid my rent on time and I was a tenant in good standing. I've been professional about it, but they made an enemy out of me.Don't bother talking to them. Just take them to court. File a small claims report. Or better yet just don't rent from them, and avoid altogether.I will never rent a property from them again. You've taken advantage of me and my niceness.

November 02 · Charlotte CarterI have been renting with Milevoi for 3 years now going on 4. Initially I was very impressed with the management office and the process. Not to mention this was probably one of the most affordable apartments I came across for the size at said time. My first winter here was extremely unbearable, there was almost never any heat and when there was it wouldn’t even last. I have lived in several buildings before this and never experienced such terrible heating, it was quite opposite, the heat in other buildings would always be more than what we needed. I have submitted several complaints to 311, no fix. I have called management, no fix. I have had the owner come, no fix. The super is not easy to communicate with and extremely rude, so there goes that. Fast forward three years later, I now have a newborn and it is pretty terrible the conditions we have had to live with this winter. We had to buy a heater which we cant keep on at all times for obvious hazardous reasons, either way its not enough to warm up the apartment. I have had to even turn my stove on to heat this place somewhat. I have honestly felt helpless and unheard all these years, its really sad that we pay for something and dont get the same quality in return. Hopefully they get it together, because 311 has had so many complaints about this in my building, 1881 Sedgwick. PLEASE FIX THIS! with so many electrical fires going on in the city, please help us stay warm and safe!

April 20 · Erikat PiguaveThe apt. I rented on the top floor had a leak that eventually made a hole in the closet. I emailed, called, texted and went to management in person, all to no avail. I was left two months without gas and a month (January) without heat. They refused to break the lease so that I could move out. I took them to court and was able to leave then.
