Abington Properties Introduce
For over half a century, Abington Properties has been a fixture in the New York City real estate scene, evolving from a small family-owned company into one of Manhattan's largest residential owners. This long history speaks to their deep roots and experience in the city's complex and competitive market. As a real estate agency, their portfolio is focused on residential properties, with a model that is unique in that they not only manage but have also developed many of the buildings they own. This vertical integration allows them a level of control and hands-on management that is intended to ensure quality and a commitment to their properties.
Abington Properties’ approach is centered on managing their own buildings, which they hold in prime neighborhoods such as Tribeca, SoHo, Greenwich Village, Flatiron, Gramercy Park, Hell's Kitchen, and the Upper East Side. This direct management style is designed to foster a closer relationship between the company and its tenants. Public sentiment regarding the company is mixed, reflecting the highly personal nature of residential experiences. Some reviews highlight the positive aspects of living in their buildings, praising the cleanliness and central locations. One review specifically calls out a porter named Hector for his responsiveness and for making the building feel like a community. These positive accounts point to a potential for high-quality, personal service, particularly from on-site staff who are a key part of the tenant experience.
However, other customer experiences detail significant issues. A highly critical review from a resident in a different building mentions recurring problems with rats, a long-term leak, and a lack of heat during the winter. This experience, which the resident notes is not isolated, brings up serious concerns about property maintenance and responsiveness from management, despite the fact that the company offers services like a resident portal and onsite support. The contrasting reviews underscore the reality that individual experiences can vary greatly. For potential renters, this means it is worth doing research on the specific building they are interested in, as the quality of management and maintenance may differ from property to property. Despite the potential for inconsistency, the company's long-standing presence and large portfolio suggest a strong business foundation in the New York market.
Abington Properties has its office centrally located at 950 3rd Ave, New York, NY 10022, USA. This address places them in the heart of Midtown Manhattan, a prime commercial and residential location. Their office is in a building with a wheelchair accessible entrance, reflecting an effort to be accommodating to all clients.
This Midtown location is a significant benefit for clients due to its exceptional accessibility. The building is situated in a major commercial area and is just a short walk from several key transportation hubs. It is conveniently located near the Lexington Avenue/59th Street and Lexington Avenue/53rd Street subway stations, which provide access to a multitude of subway lines, including the 4, 5, 6, N, Q, R, and W trains. This robust public transportation network makes it simple for clients from all over the city to visit the office for inquiries, lease signings, and other business. The central location in one of the city's most prominent avenues also reflects the company's significant presence and scale in the New York real estate market.

For a New Yorker considering a new place to live, the choice of a real estate agency or property management company is about more than just finding an apartment; it's about choosing a landlord and a living experience. What makes Abington Properties worth considering is their long-standing history and their direct, hands-on approach to property management. The potential to live in a clean, well-located apartment with a dedicated and caring on-site super, as described by a positive review, is a significant draw. The availability of modern conveniences like a resident portal, high-speed internet, and short-term leases also adds to their appeal. However, it is important for prospective tenants to be aware of the varied experiences of past residents. ★ 5★ 4★ 3★ 2★ 1Great apartments, clean, and centrally located. The porters are amazing and Hector is incredible. He is so responsive and helpful; you don't come across an in-house super that cares as much as he does. He truly knows all the tenants by name and makes it such a community!
July 21 · Grace ChalmersIf you have any respect for yourself and where you live then DO NOT under any circumstances choose Abington. Would be the fastest 0 star review ever. Where do I start?- Moved in August 2024- Rat in our apartment October 2024. Abington brought in pest control to lay traps, that was it, nothing ever came of it.- leak in our bathroom November 2024. Started as a small drip. We notified the building. They tried to locate it. They couldn’t. The small drip became large over a two week period. We continued notifying. Finally they had to tear apart our bathroom to fix the pipes and stop the leak. In those two weeks, the water damage got so bad that the cabinets in our bathroom became unusable. For the next TWO MONTHS we had our toiletrees on our kitchen table and no bathroom storage while we waited for new cabinets.-No heat in the building December 2024. This was particularly outrageous because no one had heat for multiple weeks in the middle if winter.- Rat #2 makes it way into the apartment January 2025. We are so fed up with this building and these property managers we start threatening legal action due to limited accountability and inhabitable conditions. Finally the building brings in a real pest control team and finds that there was an unsealed hole from the kitchen renovation done before we moved in that mice were using to go in and out of. This could have been going on for months for all we know. Our property manager and the company have known about all of these things. We pay $6000 a month in rent. What were we offered? We can break our lease for free! Thanks Abington, I get to live on the street now (which honestly could be better than living in our building at this point). We have spoken with others in the building and friends in other Abington buildings as well; this is not a one-off case. The apartment buildings have been broken into and packages stolen, the washers & dryers are decades old and disgusting. Do yourselves the favor and look elsewhere.
April 28 · Jaret WhiteOverall great experience with Abington Properties. We have lived in one building for 3 years and are leaving to move into another Abington building. The staff are all very responsive, friendly, and go above and beyond (Hector in particular!). Fairly priced rent for the neighborhood, space, and building amenities. Common spaces are clean. No complaints!
April 02 · Maxine GoyetteI've lived in one of Abington's buildings for four years and have had a fantastic experience. The staff is always responsive, friendly, and willing to go the extra mile. Special thanks to Henry, hands down the best super around!
June 06 · Marisa WisemanThe team is very responsive and professional with issues when they arise. Would definitely live in another property of theirs if the opportunity arrived. The super at our building in WV was fantastic
