Trash and recycling on every floor and its cleaned daily. Reliable hot water. Communicative management. Storage in basement available (beware of roaches). Never hear a peep when in apartment. 24 hour doorman.Cons: The building is old and it shows. Hallways are outdated. Frustrating bureaucracy when it comes to maintenance elevators/move in/move out. People often get stuck in elevators. Pay extra $700 yearly if you want the gym… Unreliable water pressure. An absurd amount of roaches that can easily crawl into apartments if you aren’t careful. Only one contracting team for the whole building, so its difficult to do any sort of remodeling.The best for last, the laundry. The laundry room used to have smelly machines and so many roaches. The laundry room closed for maintenance in March 2021 and we were told it would take 6-8 weeks (aka May 2021) to reopen. Its mid-September 2021 and we do not know when the laundry room will open. We were told in July after a long silence that we had to wait for approval from the city and Pepco. A second email came in August saying that an early September opening was expected. Again we are left in the dark. I am understanding that some of this is out of the building’s hands, but going this long having to spend this amount of money on raised condo fees and expensive city laundry without any sort of compensation has gotten ridiculous.Update 2025: all the pros remain true and many of the cons have been addressed! The laundry room when opened got an update and with new machines that don’t smell, but do breakdown often enough to comment. I’ve noticed more efforts to upkeep the building with less elevator issues, but more days of elevator maintenance. Water pressure has improved and less water shutdowns. The rules regarding moving in and out remain, but the staff are reasonable and friendly. The gym is operated separately, but is updated, clean, and convenient. Roaches are around, but significantly less. I feel lucky to live here and am happy to live in a building that listens!

They are so friendly and always going above and beyond getting to know you.Pros: doormen, gym, lobby, renovated laundry room (although it took forever to upgrade and we were stuck without it) some solid nice apartments in an amazing location.Cons: Shana and Marisol are whatever - they have to do their jobs but can be rigid to deal with. Water is always being worked on although they notify you and try to do it during the day. Sometimes water is brown or cold. Stuffy older people that complain about minor things (daily emails from Marisol yelling at everyone about it)Unfortunately they jacked the rent up and It wasn't worth it anymore. Overall once you're settled and if you don't work from home this place is great.Shout out to Chris! The best doorman.

Since purchasing our apartment nearly 20 years ago, the building has been upgraded and maintained, making our stays very pleasant and satisfying.
